Answer: Probably not and the house will probably fall under the fixer up category.

When we are called to do a report for the realtor and homeowner on how to get the home ready for sale we often see a dirty home.  This doesn't  mean necessarily that the house is cluttered it can just be dirty.  We recommend that if you want to list this house you better plan to pay for an outside service to come into the home and put the sparkle back into the home.  But don't stop there make sure just like a gardner for a yard be prepared to pay for additional cleanings.  If the house has great possibilities it's worth this expense.  No matter how much you advertise for the home if it's dirty it will bring less money. 

If you are not using a home preparation service find one today in your area.  Many stagers and redesigners offer this service.

I agree with you conpletely, and I think most professionals in the business will also. The senses of sight and smell and biggies! Some sellers just don't get it. All we can ad is advice and inform. see you around!

A dirty home is always a problem. Even if the buyer can see past the filth, they don't want to vision themselves having to clean it if they buy it. Many buyers want homes that are move-in ready. Spending money and time to clean before bringing in boxes is a large red flag that normally turns a buyer away.

Karel: Even if a house is a fixer, it will seem less like a fixer and sell faster and for more money if it is clean and tidy. It is difficult for most people to see past a lot of dirt and mess - they are distracted by it and want to look at it, kind of like an accident on the freeway - and they don't see the home. Or they they think the owners are either cukoo or don't know what they are doing and they can offer a lower price. Either way, a small investment in a clean up service and a yard service can net exponentially higher profit for the homeowner and the Listing Agent (the Buyer's Agent benefits as well). Even if someone is specifically looking for a fixer, they will be more apt to offer on a house that looks like it needs less work, compared to one that appears to need more work.

And of course, hiring a Professional Stager is always a good idea ;-) We know what to do, and how to do it - to get any listing in tip top shape for the shortest time on the market and the highest price possible.

As a Home Inspector I can attest to this. The home in not in true FIXER UPPER condition, but the buyer finds it hard to look past the dirt and mess. A little cleaning WILL help the sale of the home.
