One of the ten under-reported challenges home buyers face these days is bribes the seller or listing agent offers to the agent/brokerage who brings in the buyer. You can download the whole report from the National Association of Exclusive Buyer Agents website here.

But, what is more fun, is actually seeing a "bribe" example.

This is a 52" flat panel TV set probably worth close to $1,700 that was offered to me in an email this morning from a designated agent in our market, for bringing in a contract on the condo he has listed.

If you are buying a home do you want your agent or designated agent taking a bonus or "bribe" like this behind your back?

If the answer is no, you should call or email us. We don't take any compensation behind your back and we never represent home sellers.

We just help you find the best home, negotiate the best price, and save on loans and costs. Just like it should be!

As, always I enjoy your posts about buyer agent behavior.  I will file this one away in my need to know file for when I buy a home.  Thanks.

Hadn't heard this one...I don't think incentives help at all and when I am asked by my sellers if they should offer one, I say NO, it doesn't help the the buyers choose and Realtors don't need incentives.

Missy,

I have limited exposure to what incentives actually do since we only represent buyers and never sellers and we agree to have the buyers always know what our compensation is and who it comes from. So your comment is interesting.

Sometimes I get the idea they are to get the seller involved and interested as much as anything.

On the other hand I've seen posts from real estate agents & brokers who seem to want them.

It is also interesting that fee incentives are very common in companies like yours, and I can't believe those would be offered if they didn't make a difference.
