Nashville's 12South is one of the area's most fun and vibrant communities. Located near Belmont, Vanderbilt and David Lipscomb colleges, downtown Nashville, the airport, museums, parks, and the Titan's stadium, 12South is minutes to just about anything in Nashville. The community offers the charm of renovated bungalow and Victorian homes as well as new construction replicas of the 1920-1940's homes and urban loft homes. Prices average $250,000 to $700,000.
12South residents say they love their unique blend of friends and neighbors and the 12South's "urban hip" feel. 12South residents say they enjoy being able to walk to neighborhood restaurants, shops and parks. The area is known for Las Paletas gournet popsicles, Mafiaosa's decadent pizzas and Vinea's wide range of unusual wines.
Sevier Park is located in 12South and is a favorite place for picinicing families, biking, running and just enjoying nature near the city. The first 12South Concert Series was held at the park and just ended the first weekend in October. Local bands and muscial artists entertained for 4 weekends and attracted a large crowd from all over Nashville. The active 12South Neighborhood Association and Rumors Wine and Art Bar put the successful event together.
I have lived in the community for 2 years and love its energy. (I lived in Franklin, TN for 17 years and loved its small town feel, but like the new feel of urban living.) 12South has become a hot area. Homes are still holding their value and more. Vanderbilt is taking over the old 100 Oaks Mall near 12South. New jobs and new 12South buyers are sure to follow.
