Let's take a look at the graph below and talk about what it actually means about the current market. This graph represents the Number of Units SOLD since January 2007. Obviously, the volume of homes SOLD has been tracking less over that period. The question has been how much has the market REALLY decreased over this period of time?? The graph is taken directly from sales statistics directly in the local MLS numbers. It is an exact representation of the sales volume during that period. The current trend is dramatically lower in 2008 than it was in 2007.

As a result, it is imperative that Home Sellers price their homes TO SELL. Choosing to overprice a property in this market where "supply" far outreaches "demand" will only result in a bad situation for Home Sellers and their Realtor.
