Home Staging is not just about depersonalizing and decluttering. One of the main goals of home staging is to show the best purpose for a space so buyers can envision how they can live in a home.

Our team recently staged a home in Wayne Pennsylvania that needed our services to make sense of the floor plan- the previous owner had designed a spectacular great room for hosting lavish parties. This large room was almost half the square footage of the rest of the home! It featured double French doors that opened to the patio and pool area, a gorgeous bar for entertaining, a raised platform perhaps for dancing and 2 other large sitting rooms.  The previous owner had a very good purpose in mind when he planned this room- he was the owner of the Philadelphia Eagles and used this space to have parties for the team and watch games on the large screen tv that came down from the ceiling! This may have suited his needs but most buyers today would have no idea of how to use this space for their family!

In order to make sense of this space we staged it to show buyers how they could enjoy using this room. In my fantasy world I wish we could have used a pool table, baby grand piano and a karaoke stage but on the limited budget we had, I think we did this room justice and better allowed buyers to see how they can call this palace home!

Kate - Good looking home.  I do have a question though.  Can you stage homes in the Lehigh Valley as well?

Thanks Robin- I will post more pics of the rest of the house later. We had a very tight budget since we were doing this for a relo company but I think it came out well and showed a purpose for each space.

Thanks Jason- I do some work in the Lehigh area but I also have some stagers that I refer work to in that region. Any properties you have in mind? kh

Kate, very well done. Is that island part of the kitchen?

Hi Kim,

That is a great question- the island is a huge bar that is part of the great room. That is why we had to stage it. People had no clue what to do in a room like this- my son however loved it since he could run around in there and the whole place echoed!

Great staging.  It is beautiful work but it also strikes me that if the floors were not gleaming and beautiful how different it would look.  I am sure you had alot to do with the floors being in such perfect condition and that's the differientiator between an average staging and fabulous.  Good job girlfriend.

Kate ~ So many buyers need help when trying to envision how to use a living space.  You did a great job staging this large property and we hope it has a quick sale!

Thanks alll for your comments. I really loved this house- yesterday I took my husband over for a peek in person. It is magnificient but families really need to see how they can live there and not a sports team owner. It is definitely an example of why a home needs to be staged. kh

I have a pool table I would like to find a home for, too bad your so far away, it would have been perfect for this room, but seriously who wants such a beast in their inventory, I don't even want it my family room anymore :]

Ronelle I would have loved to have the pool table- just this week I had a client get rid of one and I was thinking just maybe I could get it moved into that home BUT there is always the moving fee, and the question of what to do with it once the home sells! thanks for commenting. kh

Beautiful home,... even more beautiful and welcoming now. An effective advertisement for the value of staging a vacant! Thanks, Kate.
