Craigs List + Real Estate Shows = A winning combination!

What has happened to me this week has just blown me away.  Yesterday a Realtor displayed an incredible act of integrity and honor Just when I thought this kind of person didn't exist  that reaffirmed there is good in a lot of people out there.

Over a week ago I created another Craig's List ad as I always do Craigs List Ad I wrote the ad with an eye catching title and then added a full link back to my website Search Idaho Homes as Allen Hainge's email over a year ago recommended I do.  A huge difference took place when I started adding my URL link to my Craig's List ads.  More people went to my site and more people contacted me which has equaled 13 sales directly from Craig's List since I started using it this way.

A week ago I created a photo show using Real Estate Shows New Show for a view lot I listed and posted the show to my personal site mentioned above.

I receive a call from a buyer at 8:30 a.m. this morning stating he  is from California and will be in this weekend to make an offer on this lot and that he loved the tour!  He says he found the lot information on Craigs's List and then went to my site and saw the tour.

30 minutes ago I get a call from another man from California.  He says he went to Craig's List and from there to my site and found my lot tour.  He says he wants a Realtor like me with my marketing plan on his team!  He owns a view lot similar to the one I have listed and he wants me to get the paperwork together and send him the listing ASAP.  The lot I have listed is for $275,000 and the lot the seller has should be worth $350,000.

I really am thinking I died and went to heaven yesterday morning and don't want this week to end! LOL  I can't believe what is happening to me and I hope all of you will all see good fortune as well.

I hear a lot of talk about different sites to post listings on out there but trust me.  If you use "Eye Catching" titles and add your complete URL to Craig's List and post your listings every two weeks a lot of good things will happen.  More people will go to your website, more people will contact you, and more sales will take place.

Using Real Estate Shows to showcase your homes is icing on the cake.  The tour complete with music and text blows people away.  Thank you Jeff Turner  !

I put some of our office listings up on Craigs List a while ago - while I can't say that we have sold anything yet, we have gotten a significant amount of traffic from the listings and at least one up call.  For all we know, some of the agents who called to schedule showings were told about one of the listings that they saw on Craigs List...there's no way of knowing for sure unless you come right out and ask.  It's a fantastic tool and one our office will continue to use.

Thanks Karen...Allen Hainge sent me an email about Craig's list about a year and a half ago.  Before that I just posted my ad that was real simple.  After Allen's email I started writing more eye catching ads and added a link to my site and wonderful things started to happen.  Now adding Real Estate Shows to my website is icing on the cake!

Craigslist.org Is the best and cheapest thing around. I used it everyday it plays a big part of my sucess, Specially when it comes to rentals. I post and ad in the morning and by the end of the day I already have received a bunch of emails and calls, and the best part is if you want to post an ad its only $10 each, compare to other sites that charge an arm & leg. You are absolutely right.  Craigslist is a gold mine.  I have been posting my listings on craigslist for a long time.  After I decided to use realestateshows, I started linking from my craigslist ads to my website for people to view the shows.  Each listing generated over 100 hits a week to my personal site.  The day the posting goes up generates over 50 hits because you're closer to the top of searches the first day.  I'm thinking of deleting and reposting my ads everyday.  Do you think craigslist will get wise to this??

I use vFlyer to create the ad - I think they look great! I don't know if you use vFlyer but it is one of my favorite services and it is free.  If you want the directions to post vFlyer to Craig's list you can check that out here.

Yes I have used Vflyer before but my friend, I am not on my 15 sale that came from Craig's list just this year alone!  How can anything top that my friend?  Adding real estates shows has been an incredible asset.  All I can see to all these tools is "Show me the money" LOL.  Thanks my friend and I hope all is well.

P.S. Maureen.  The program is not really free. The options that make sense to Realtors is a monthly charge.   Here is a list of charges

George - I checked out the list of charges - I only do the flyers for my FSBO clients so I do not have that many.  I did not realize that they charge for more than 10.  Good to know!

Thank you Maureen...Yes, many in my area have gone to www.vistaflyer.com There is also a charge but the charge is minimal and is per flyer written. They also email the flyer to the entire MLS membership which is awesome. I have seen other AR members write posts that say vflyer is free and I think they need to be careful with that my friend.  I hope all is well in your world.  You are awesome.

As always George, a good informative post. I'll check into Craigslist. I have a virtual tour on my website although it's not RES. I'd love to know the differance in the one I have vs. RES as I'm impressed by what Jeff Turner does and the way it's been used and enjoyed by so many. Craigs list is very popular in the Los Angeles area.  I get a lot of people visiting my open house from Craigs list ads.
This week I am going to create a page to continually resubmit to bring in business, just as you mention.

Congrats George... Would have commented much sooner, but just got here.  I just started using Craig's List some, but will try it with a "bit more feeling" and some of the cross-linking, thanks to your post.  One question... Why repost every two weeks?  I understood ads were good for 45 days.

Bill - I repost every two weeks to keep the ads fresh and in front of the surfers. I never post the same ad twice, just the same properties and change the ad so it is not exactly as the previous ad.  Good luck to you.

Frankly I have been disappointed lately with The Craig's list response to my listings... I use the V.Fliers for posting my listings... they look great (we all know) but probably is not enough.

Arina - All I can tell you is that my formula is working.  I have proven to many members on Active Rain that if one uses Postlet or vflyers to create Craig's List ad's there is no reason for the surfers to link to your website because you have given them all the information they need.  The less information you give them and entice them to link to your site two things will happen.  1)  Google will pay attention to your site when surfers link to it constantly and 2)  You will attract surfers to go to your site an search for other properties. It is a win-win Arina and many Realtors are missing this boat.  Allen Hainge from CyberStars sent an email out about this in the spring of 2006 and there is a member of Cyberstars in Sacramento, CA. that is using Craig's List to generatate over $100,000 per year in commissions.  When used correctly Craig's List is a money making machine.

Nice post.  I post alot of my listings on Craigslist.  I do get alot of calls and hits on my website from craigslist.  Craigslist does work.  The only thing I dislike are those Nigerian emails that get sent over.  Wondering if you get any of those emails.  They are so annoying....
