I fail to understand how a Realtor can post a real estate listing on the MLS or internet without including a bunch of photos and a Multi Media tour. I have discussed this with numerous potential buyers who are getting daily updates sent via email directly from the MLS and each and everyone of them has indicated that they mostly ignore the listings that come through without photos. Stop for just one second and recall how hard it is for you to pick out homes to show a prospective buyer when there are no photos.

Our local MLS in Birmingham, Michigan automatically sends out new listings to all interested prospects the first day a property is listed. This is a powerful feature and you loss 98% of the benefit when you do not have a great photographic presentation of the home attached to the listing information.

With Michigan experiencing a GREAT buyers market a really good broker will do everything possible to give their clients the best possible change of becoming the right home for the buyer on first look. This can only happen when the buyer can SEE what the broker is presenting!

Personally take about 20-30 photos of the enitre subject home.  Different angles, different rooms.  Then I upload them into my computer.  Now I review each one and select the six best shots to upload on the MLS (the max permitted on our MLS).

The way I see it is that if there aren't any photos on the plano, what are they hiding?  Is the house a pit fall?  Or maybe it's just a lazy or unexperienced agent that does not understand that their clients' home needs to be promoted effectively.

One agent I know told me that the inside of one of the homes he listed was gorgeous, but if he would have shown a photo of the home it may have never showed.  At least this way he got people to the house.

I, personally, have one listing that the actual homeowner requested no pics.  I've got to tell you, it continues to be the hardest of my listings to move.

I agree whole heartedly. I have been looking for another home in the Houston, TX area around Lake Conroe and am always amazed at the lack of photos that relate to the descriptions on the listing. A classic example. Terrific home with lake views. Lots of intererior photos, but not one photo of the views... go figure..

Photos in addition to a Visual Tour are essential. many buyers have told me that they don't even want to look at a home without photos, and realtors are assuming that if the exterior, kitchen, etc isn't shown that it must be a disaster.

I agree.  Occationally I'll take a listing that is not very photogenic, but I at least take one of the front so that agents know they are at the correct house!!!  I love the photo's of the inside where the whole room is dark except for one very bright window.  If your going to take you own photos, at least turn the lights on and use your flash.!
