It's interesting to see what the new agents are doing in our office. They had it good during the boom times when you could sell anything to anyone, but now you actually have to go out and sell. How do you do it?? Some of the newer agents in my office asked me what I'm doing and I tell them Market to past clients and create a sphere list for your marketing. Most gave me a deer in the headlights look. "Why market to someone you just sold a home to" was the most common response. "Why wouldn't you?" Was my response. You are on the minds of your newest clients at the moment, and anytime they tell someone about their new home, your name should come up. That the best and cheapest form of advertising I can think of. You didnt have to be a good agent in the boom times, but you have to be an outstanding agent in the down times. I feel the current market right now is actually good for agents that are in this business for a career instead of just something to do to make quick money. This market is weeding them out so we can get back to normal.

Actually Nancy, if you are making this your career, I feel now is a good time to get into this. Since it's a bit slow, you will have the time to learn things the right way and to get your marketing and your game plan in place. Make templates for everything now so when you do get busy everything is already done and you're not scrambling around trying to make things. Good luck and i know you'll do great. A bit of advice, watch what the top producers and agents that have been around awhile and see what they are doing and mirror them.

Andy, you make a good point too. Even when times were good, you would see agents taking the whole month of Dec. off. Then comes Jan. and they are scrambling around trying to get business. Even if you have nothing going on in Dec., KEEP MARKETING! treat that month like any other.

One thing we have learned lately is DO NOT look at prior years compared to todays market. We were a bit slow in the Summer and busy now, complete opposite! Keep your head on a swivel, beware the prognosticators!

Randy...  You are absolutely correct.   Marketing is something that never ends and marketing to someone you just sold a home to makes the best sense.   Keeping your name fresh in the customer's mind is vital.   They will offer referrals to their friends and they will thank you for your excellent follow up service....and they will remmeber your name.

I've been pushing the idea of constant, ongoing, never ending, continual, in your face marketing by whatever means for months.  You are bang-on with your blog!!   Marketing never takes a vacation.....ever.   Great Bolg!   I sure hope the message gets through.  Thank you.

David, THank you fro the kind words. This is my first blog, hope the first of many. I like your phrase "Marketing never takes a vacation" that is so true! I believe marketing is 90% of our job anyway. I just dont see how people can forget or not do it. Oh well! hehe
