Oct 10th TREC Inspectors Committee Meeting

By
Home Inspector with Capital City Inspections TREC #7290

I was only able to attend a couple of hours of the Oct. 10th Inspectors Committee meeting so I doubt that I will publish any extensive notes from the meeting.

One topic of interest was that I did talk to one of the TREC staff attorneys offline a little about the line item on the agenda regarding a "penalty matrix for disciplinary action". His idea is that he wants TREC enforcement staff to have the ability to impose either license suspension or financial penalties against inspectors. So then we, or our insurance, would be liable for an inspection error then TREC could fine us $1500 or so ( his number ). I suppose they have that statutory right but I just don't know about that whole proposal...kinda sucks if you ask me.

The proposed new SOP is still on track to be presented and approved at the 10/27 TREC commissioners meeting.

Michael - Thank you for the  update. Have you been doing some phase inspections and how is it going for you?

No Carl, I do not do phase inspections. My personal belief is that I would prefer to be ICC certified before doing phase inspections and I am not. If not ICC certified then at least many years experience in all phases of construction. I have the same beliefs regarding the TRCC "County" inspections. Business has definitely slowed from last year but is still fairly decent in the Austin area. I would say I'm down around 18-20% from last year; significant but not threatening just yet.

Howdy Michael

That there $1,500 sure does sound out of line to me. I sure hope they don't do that to Y'all.

We sure don't make as much folk's think we do. When you look at and break down the hours, we put in, and the over head that a Inspector really has.

God Bless Texas
