The benefits of using a professional real estate agent are many, but here are a few that top the list:

A Realtor
... views a home without the emotions that can cloud a homeowner's judgment
... provides virtual home tours, direct marketing,, Web presence, and the latest technology
... keeps up to date on legal issues and codes in the area.
... negotiates time of possession, contigencies, terms and repairs.
... builds relationships with other agents as well as past clients to create exposure to the most qualified buyers.
... has market knowledge in order to price a home to sell more quicly and for the most profit.
... helps buyers determine how much home they can afford, as well as answers questions on financing
... aids sellers in setting the price and determining what improvements will gain the most profit

Just wish Buyers could see this. Or maybe it is the fact that there are over 721 agents in Montgomery County as of today.  So many to choose from. How are you marketing yourself to get exposure over the other 721 agents?

Meli, I have been working with a couple of FSBOs and getting this through to them is difficult at best.  While I sincerely wish them well, I don't feel they realize the time and effort that Real Estate Professionals put into marketing and selling their property.

Thea - That is why we try to write a little every night, to get some exposure and market ourselves and our skills to the buyers and hopefully educate them in the process and help them understand what we do!

Tim & Pam - You're right - we are very much under-apreciated! I had a potential Seller I worked with for 2 months. I helped them stage the house, redecorate inside and out, get all their papers in order, get an appraisal done, got the papers ready to sign, and the husband said, I can do this myself. At first I felt really angry after hours and hours of work, but than I smiled and said: Good luck! No hurt feelings! If you don't get it sold, call me! What else could I have done. I'd like to see him going thru a few would-be buyers!
