Switching Companies






Nothing is more important to me than ethics, and character.
In light of this, I felt that it was necessary to find another company to align myself with. I was recently informed that there were some ethical problems within the company I represented (by upper management) and decided that changes were in order. I was not the only member of our team to make this decision. As a group, some of us recently made a switch.





We felt that helping homeowners save their homes
was something we wanted to continue to do, and the members of upper management, with their many contacts, sought out the best possible companies in the marketplace, and after awhile we settled on a new home, which I believe offers superior service to our previous company as well as many other companies out there.







Here is a quick comparison...



Old Company:
  • We helped save homes from foreclosure. (Loss Mitigation Services required the homeowner to be 2 months behind before we could help them).
  • A hefty up-front-fee was required to join the company.
  • Contract required of new consultants.
  • The time frame required to help the homeowner...3-4 months and more. Some cases have lingered in excess of 6 months. The vast majority of cases were turned down even though they claimed otherwise..
  • Company had fixed rate fees equaling about a 1 month mortgage payment. This didn't always offer a competitive advantage to our consultants as our fee could be much higher than those companies with a standard fixed rate fee, depending on the cost of living for certain cities/states.


New Company:
  • We help save homes from foreclosure.
  • We can modify the loan BEFORE they fall behind or perform loss mitigation services AFTER they are behind on payments.
  • No up front fees required of agents/consultants to add our services to your current business platform.
  • No contract required of new agents/consultants - we only sign a non-disclosure agreement.
  • Time usually required to help homeowners...2-8 weeks with an average of 30-45 days once paperwork is turned in. (much shorter than 3-4 or more months of previous company).
  • Our consultants/agents are each allowed to set their own profit margins. This allows us to be competitive when others may have a better price in certain regions of the country. If I choose to cut or completely drop my profit in order to help someone who desperately needs our help, I may choice to do so.
  • The wholesale prices to consultants vary from company to company...we have some of the lowest in the industry...almost 50% lower than that from a competitor I recently talked with. If you charge just under your competitors, you profit margin will be much greater...or you can save the homeowner a lot of money while still keeping your profit margin in accordance to other companies. Savings to the homeowner could be greater that $500 - $1000! Faced with a choice, who do think they will choose? This offers a great competitive advantage in the marketplace.
  • Many homeowners are loaded with credit card debt, which may be a huge factor in not being able to make house payments. We deal with debt settlement solutions and are now able to help many homeowners we couldn't help before because their unsecured debt was too high. By lowering their debt payments we can now qualify many homeowners for our services that we were not able to do with the old company. This offers us another great competitive advantage!
  • For Senior Citizens (62+) who have adequate equity, yet live on a fixed income and now are facing foreclosure, we are able to stop foreclosures using Reverse Mortgages.
  • If a home cannot be saved, and a short sale must now be considered, we may be able to help as we are assembling a team of short sale specialists across the company to help these homeowners. If you specialize in Short Sales....we need to know who you are! Please contact me immediately.

A competitor asked me recently how we are able to do this in 30-45 days when other companies need 3 months or more. Sorry, but that is our secret...as it is our competitive advantage!

Thanks Ron!  I was totally shocked when I was told of the problems.  I worked very closely with the owner and would never have thought that ethics would be a issue.  When this was uncovered, we were all shocked.  It just goes to show that things are not always as they appear to be. 

But...we are now able to offer a much better package to help homeowners, which is a good thing!  I am quite happy about the changes...now that this has happened.  I could have done with the stress though...LoL!  There is no worse feeling professionally than to find yourself in total limbo.

 Good idea... if you are not comfortable, leave. In terms of helping folks with pre-foreclosure issues...we do quite a bit of short sale work...it would not be the broker who would dictate how far behind a homeowner would be on their mortgage...that varies from lender to lender...in our experience.

Suzanne - There is a huge difference in many of these companies.  What I hate is that there are always those who are quick to scam people and take a good service and mess it up.  They could make a whole more money offering a legit service and help people to boot.

Greg - about 5 years ago I had to make a decision like this.  One of the owners liked to take "extended lunches" with one (or more) of the account reps that would come in.  I went from having a nice base salary plus commission to all commission.  It hurt but I couldn't work in such an environment.  There are things more important (like one's soul) and hopefully we can all keep things into perspective.

Steve - I never thought I would ever work straight commission, but being self-employed since 92 cured me of that.  It teaches us that if we are going to make it, it is up to us.

I had 4 layoffs in a 2 year period, all because other people could not run their own businesses.  I got tired of it and just decided that if I was going to fail, then it should at least be my fault, not the fault of another.  Without a dime in my pocket, I ventured into the world of self-employment.  If I ever had to work for someone else again I think I would die.  I don't mind being an Independent Rep, I still control what I do for the most part, and if I want or need to have a flexible schedule for whatever reason, I can do so.  I doubt I could operate without that freedom again.
