Georgina, You've got some terrific prices on those condos!  You couldn't touch one here for that price so close to the beach---it's times like this I wonder; I LOVE the beach and warm weather!!

Georgina, there is a variety of condos in different price ranges for everyone. I have a question...are you seeing any foreclosures there and if so where and how much?

Carole - I try to select the ones that stand out, and there have been some great deals lately... I'm tempted to get one myself!  Too bad the one I want costs over $3M.

Gena - We are seeing foreclosures here, but they say it's not as pronounced as the mainland, due the fact that we have more demand, and less supply.  I really don't follow the foreclosures that closeley, but the ones I have noticed are in the central area (Kahului and Wailuku) mostly.  The thing is, over here when the price gets low enough, there are buyers just waiting for the opportunity, so they don't last long.

Can you tell me why the condo fees are so high in Maui. There is no way to make a decent return on investment properties with the taxes and the condo fees so astronomically high.

Wayne - condo fees are based on the square footage of each unit, and also on the number of units in a building.  Other factors that contribute to the monthly cost include: water and sewer, common area insurance, grounds and pool maintenance, and of course the cost to repair and replace the big ticket items when they come along.  Because the cost of living on Maui is high, this is reflected in the maintenance fees.  Like so many things here on Maui, it's expensive, but it's worth it.  As far as making a decent return on your investment, you'll find that if you pay cash you will get better results.  Maui condo owners have to appreciate the ability to use the condo themselves, which is priceless.
