The open houses traffic was extremely slow for me this weekend.  While I was sitting in one vacant house I had just listed, I took the time to really evaluate the property.  All of a sudden I found myself making a to-do list.  I was sitting there thinking - if we paint this room and change this carpet, if we change these fixtures and update the cabinet hardware, etc.

When I was finished, I put a dollar value to each item.  Using carpet remnants and getting some free paint from the county recycle center, I estimated that the updates will cost a little under $2K.  I also estimated that the updates would add about $10K to the sale price.

Once I saw it on paper, I could see that it would make sense to do all of these updates.  Now I have to take my written recommendations to the owner.  If he sees it my way and allows the updates, I will have them completed within two weeks.  I have a list of contractors and suppliers I use regularly.  It's the same list I give to my clients (especially first time home buyers and relocation clients).

I'll change my website pictures and have another open house in two weeks.  Let's see if it makes a difference.

Now that is a proactive agent that is not waiting for the house to sell itself. Kudos to you for a great thought and hope the seller sees the value in your approach.
