What unusual comments have you seen on property descriptions lately? I have found a few that I just needed to share because they seemed so inappropriate.

 

Back on Market--Tax Liens HAVE been RELEASED.

Boy am glad those liens are released now they may be able to sell.

 

Fresh paint. Newer storm door, front door, shutters. Lrg fenced-in yd.

The home is 30 years that means the storm door could be 29 as that would be newer than the house

 

Updates include, roof '93, windows '97

Ok we have a 14 year old roof and 10 year old windows is this why it is overpriced?

 

Nice brick ranch that has been newly painted. Small leak in basement.

Only when it rains right?

 

This home is A MUST SEE! Priced to sell fast

Saw this on an expired listing 247 days on market.

"Hardwood floors in the whore house".  Honestly that is what it said.  We just rolled in our office.  I called the agent but never saw the remarks change.

Ha Ha. Loved reading your blog! What bothers me most about listings is when the directions are wrong or not accurate enough. I get that alot And showing rural properties this can be a pain in the rear!!! I just noticed a listing this week that stated. Beautiful home, Georgous yard, Fantastic features! When I went to this home it was a typical ranch that was 25 yrs old and looked older! Lets be honest people!

ROTFL!!!  This is going to be a fun blog!

One of the agents and I were laughing at a remark in the MLS for a property that stated the property featured a "sparkling stream."  Only, the "stream" was run off from a nearby STORM CULVERT!!  LOL!!

Karen-- We see those comments something like Lake View and it is the storm water retention holding area.

I guess then it is only a lake when it rains... make sure you get the appraisal done in the rain!!!  :)  Great topic.  I am sure there will be some real winners on here!

People, if the house is ready to be demolished and about to be condemn do not state that it is a "Handyman Special", no handyman could save that.  There! now I feel better.

I hate motivated seller, and you make a full price offer but ask dor some closing and the sellers act as if they are inulted. I know lots of thing are negotiable in an offer, but if the only offer they will accept is full list price (net) then i do not consider that to be motivated.

MUST see on a home for a year bugs me also

I do not like to describe new equipement and things, unless they have just been compeleted and have recipts and really new. We can get in big troble with ambigueous terms

I love the priced to sell - will sell fast - and they sit there - on our MLS it is easy to go back and change the description - why would you not do this?
