Yesterday after leaving the office at Keyes Ft Lauderdale I decided to go take a sneak peak at Donald Trump and Jorge Perez, of the Related Groups, latest joint venture, Trump Hollywood. I was not disappointed. Trump Hollywood will be a magnificent glass and concrete tower coming out of white sand to stand 40 stories over looking the Atlantic Ocean. Glass and concrete does little to make me think of home but some how these moguls have pulled it of, standing in the show room I could easily picture myself living there. The plans scream luxury and yet conveys excellence and elegance.
Hollywood is a seaside city of over 130,000 residents and is located in Broward County. It is conveniently located between Fort Lauderdale and Miami and is a cosmopolitan city with the feel of a small town. Money Magazine noted that Hollywood's demographics best represent what the United States will look like in the year 2022. Hollywood's racial diversity, cultural variety, and blend of the old and young are where the country is headed. Its proximity to the Ft Lauderdale International Airport and easy access to South Beach and The Shops at Bal Harbour make this the perfect location for your second or retirement home.
Designed by famed Miami Beach architect Robert Swedroe, Trump Hollywood consists of 200 units ranging in size from 2000 to 6000sft and starting at $1.5 million. There are four floor plans to choose from ranging from two to five bedrooms. The two 7000sft penthouse palaces are all ready sold. Mr. Swedroe has a keen eye for design and functionality; his floor plans are open and airy taking advantage of every view and playing to the light. He has thought outside of the box on this and his art is the corner stone of this projects success. Yabu Pushelberg was commissioned with the interiors custom finishing's and has given the project a slight European feel, the buildings elegance is a direct result of his contribution. The building has all the expected amenities. I am told that the monthly maintenance is projected to come in at 35 cents a sft. There are no restrictions on pets in the condo docs but Miami Dade and Broward County both have restictions on dangerous breeds. Beach front cabanas are still available but there is a limited supply.
The best thing about this project is the location, location, location. South Florida's other existing Trump option's are located South of Hollywood in Sunny Isles. Now Sunny Isles is a nice place but the traffic is a killer. There are only to ways out of Sunny Isles besides A1A, over the Leman Causeway into Aventura or over the 163rd St Bridge into North Miami. I have had it take me up to an hour to get on to I95 at 5 O'clock. In my opinion Sunny Isles has become too developed with out much thought to basic infrastructure. I took a picture of the street in front of Trump Hollywood at 5:30PM barely a car in sight. That's a beautiful thing.
They will be breaking ground soon with completion scheduled in mid 2009. There are still units available but even in this market sales are strong.
