This past weekend, I held an open house at a foreclosure listing in Lebanon MO.

The property is a four bedroom, 3 full bath home in a quiet neighborhood, at the end of a cul-de-sac.

Asking Price:

    $144,900

 

 

 

 

I almost did not write about my weekend. Then I read Patricia Kennedy's post, Please Don't Preview My Open House And Whine About The Market!  and decided to share my experience.

First, let me say, public open houses are not common in the Lebanon MO area. We've seen more in the last three months than we probably had in all of 2006 or in 2007. Being a rural area, this has not been a common tool for listing agents.

Because this home is located in town, offers a lot of square footage and a reasonable price, I decided to hold the home open on Saturday and on Sunday.

I had a few real estate agents come through. One came through with her clients. I was glad to see them and certainly glad potential buyers had the opportunity to see the home bright and airy and smelling good.

I had a few unrepresented buyers come through. Most were pleasant, making conversation and asking intelligent questions.

But, then there was the ONE. So often there has to be at least ONE.

The buyer that wants to argue about the price - the home is a foreclosure, MAKE AN OFFER!

The buyer that wants to argue about the terms - NO, the foreclosure company will NOT rent the home to you until your current home sells.

The buyer that wants to lecture me on the HIGH FEES charged by REALTORS - Sorry, I will not discuss with you Mr. Buyer my compensation agreement with the SELLER.

My smile was fading... thank goodness I was saved by a NEIGHBOR who wanted to see if the home was still in good condition. (It is...)

The bottom line, I did not write an offer on this home and I did not let one bad apple spoil my event. But, it'll be hard not to think about the whiners the next time I plan on having an open house.

You don't have to take your shoes off, but you do have to check your attitude at the door.

I read pat kennedy's too and like you have heard my fair share of whiners lately both agents and buyers at open houses. Seems as if the whole world has gone whine crazy!

We all get them during open houses.

The worst ones are those who don't even acknowledge you when you greet them. They breeze through with a permanent scowl in their faces. Then they'll make snide remarks about the house being priced too high, or requires a lot of work. When I try to engage them they literally sniff and say they don't need help.

So when I see people like that come in, and most will, by their demeanor alone, telegraph what kind of looker they are, I leave them alone, and speak with those who seem to truly be interested.

Par for the course....

I agree, this house appears to show really well. Nice & Clean for a Foreclosure. In our area (Grass Valley, CA -- Sierra foothills) a home like this would sell for closer to $300K and if it looked & felt as good as your photos show it . . . multiple offers would be likely.

I suppose some folks are just born complainers. Something is always wrong or irritating to them and on top of that it is always someone elses fault. I am glad you were able to keep your smile going that day. Way to go, Debbie!

I am working on strenthening my resolve in this regard, regularly, though it is awkward at times . . . . Cheers to you Terry!

Theres always one!   I love it when its a foreclosure with a price CONSIDERABLY under the value, due to some work needed, it just fits into a buyers price range, and they either complain about work needed (it would be priced higher if in good condition-duh!) or they think the taxes are too high (again it is assessed so much higher, of course the tax bill is higher=duh!)....

 

They don't see the way they are getting more for less, but of course with some cost - WORK!!!

Ughghg!  I try to explain to my friends why work is so difficult right now.  I have a good bit of business (we always want more, though, don't we?!) so it is not money...it is simply that everyone just whines and complains about EVERYTHING right now.  Stop it!  Roll up your sleeves and get to work on being part of the solution instead of complaining about the problems.

I've said it before and I'll say it again.  Get off the couch everyone and go get some excercise.  There's a big wonderful world out there and, all things considered if you live in America, you've still got it pretty good.  Even if it is pretty bad by American standards, it's still pretty GOOD by the rest of the world's standards.

Life is GOOD!  Go enjoy it!

I hear you and feel your pain on the compaint department 'in box'.

My biggest hurdle recently has been buyer clients making offers on short sales & foreclosures at 25-35% below the current asking price in hopes of 'stealing' the home. Regardless of what the market is at that point.

Then they lose the home to another bid and complain that they really wish they had gotten that home, etc. . . .hmm, how about offering the reasonable asking price that is on the distressed property to begin with - or - at least something close to it.

Sorry, didnt mean to stretch off topic here.

Hi Debbie, has this foreclosure sold for you yet? What is the latest on thie one?

Paul - That exact scenario just happened. Another agent in town started almost $20K below asking on this home, then started going up in $2,000 increments. REO company was getting miffed; another offer came in, almost at list price. First agent was mad at ME b/c his client didn't get the home. Go figure! Property should close December 10th.

Debbie, sorry to hear about the experience. I haven't had good luck with open houses in a long time and I have had too much experience with buyers wanting to negotiate my commission. All the available information online has given buyer's the idea that they know what they are doing and they are so wrong. I hope your next open house is a success.

Cheers to the good offer that came in near the asking on this one.

We talk a lot about the current real estate market being a clean up period for agents that really should be finding other businesses to hang their hats in. The recent decade of boom is over and the market is just not able to keep those that are not serious about consistantly striving for excellence within our industry. the agent with the $20K under & $2K incremental counters is likely heading in that direction too . . . Real Estate is not for everyone, but it is a great place for those that are exceptional with customer service, high integrity and strong values.

Anyone who has visited your blogs alone Debbie knows that you are a dedicated Realtor and one who truly cares.

Congratulations on the Dec 10th close!
