In recent months, we all have felt the pains of the increase in gas prices.  I have been facing a growing trend where clients are more interested in taking Saturday afternoons with me to just hit the road and look at homes.  Some of these clients have been working with me for months.  They have been pre-approved, know exactly what they are looking for, and are ready (or so they say) to make an offer on something.

Maybe the higher costs of gas have caused cabin fever and I am a good excuse to get out of the house.  Whatever the reason, I have spent the bulk of my Saturday afternoons for many months with the same few clients.  This causes my weekend time with family and/or other clients to be limited.

How have others of you dealt with this?  At what point do you say enough cruising and let's make a decision?  Is there a politically correct way to do this?

Kevin - we are lucky to be in a small town, I can show the whole town in less than an hour, but I get more weekday appts than weekends.

That's a tough one.  How confident are you that they are really going to buy?  It's a little easier on our small island for which I'm grateful.  My last clients did the driving for which I was appreciative as well.

Kevin, I don't know your clients or what type of relationships that you have with them.  I might try telling them that you really want to help them find the house that they are looking for, but they really need to decide what is a need and what is a want.  I then would tell them that they really need to jump in before interest rates or prices go up.

Kevin, You control your tour and who you stick in your vehicle. My buyers are prequalified and  some even pitch in for fuel. That is a good buyer and someone I don't mind having in my car...

I've never had a client offer to pitch in for fuel costs.  Is that common practice?  I guess I see that I'm providing a service to them and have never considered asking for fuel reimbursement.  Paul - Did your clients offer this up?  My buyers are prequalified, as well, but can still take weeks/months to make a decision on which homes they are most interested in within their range.  Also, most of my clients come from out of town, are unfamiliar with the area, so I really am providing some initial tour guide services.
