It's me and you, and you and me, however how happy it will be, it's only me and you....how happy forever!!!

I have had Lot's of recent customers...OK, many of us are helping Renter's right now...and they are looking for a better rental property than they are currently living in.

So, one might ask as a Real Estate agent...why has this market ended up in this situation?

Why are we now rental agents...why are we not converting more of these people to buyers...well that's a now brain-er...

HOWEVER, these people are becomming our bread and butter...with the unstability in what is happening with our government and the policies in place, the changes in lending and the challenges that we face...these people are going to sustain us through the next couple months.

These people as I am seeing are qualified individuals (at least the individuals that have contacted me ), they are taking advantage of the market and looking to upgrade...as, there are some quite nice properties available for rent at affordable prices for those that pay their bills on time and choose to rent.

I have found, these people also have some cash on hand and are trying to save a little more so they can buy by the year end, when things are hopefully more stable.

I advise them that now is the time to buy, then again, I understand the intelligence of these people.

People are starting to "Get-it!"  They are thinking, intelligently...They are realizing, that with the situation at hand, they need not only what it would take (if they had a mortgage payment and 3 payments on hand) that in fact they want 6 months or more on hand...so they don't become victims of the past.

Buyer's are understanding the market, more than ever, and renter's are as well...more and more people are contacting me to do lease-options.  Why?  They want to wait...Does it help other's in situations where they need the income? Yes...they have income.  Will next year bring them a better market? Hopefully.

John Q Public...I'm happy you are paying attention.  I'm glad that you are doing your homework.

Would I rather sell you a home right now as it's a great time to buy? Yes.

Do I respect you for your decisions to have more cash on hand? Yes.

Will I be around for you next year? Of course.

Happy with my customers...forever.

Even though we are on the other coast, we definitely have similar markets.  Many of my clients are renting now, but a few have started to buy and that is always encouraging.  I do not discourage my associates from doing rentals because I think they are relationship builders and will eventually buy or know someone who wants to buy or sell a property.  Here's to a better year in 2009 for all of us!

You're a smart, smart girl, Miss Karen!  I know that alot of agents shy away from renters but, they ARE an investment in our future.  Those who stick by the renters are going to be solid gold in another year or two!

So, where are we going to vacation next year Karen?!

Our rental market is very slow now. Landlords rent their units in oceanfront units for $1,200-$1250 a month, and this is  for furnished units.

A year ago it was $1,700 unfurnished.

Unfurnished here is $1200. unfurnished for a 2/2....$100 more get's you a furnished 2/2...unbelievable...right?

Rentals in South Florida are crazy.....6 in the last 2 days...

No problem though...I'll help them.

Here in NV we have to have a property manager's license to handle rentals, and if your broker doesn't, you can't, I do counsel renters for the future and keep them on my contact list.
