Recently in Meridian Idaho I've had several people ask me if agents hold Open Houses anymore, and if they really work? 

My recent experience has been "YES, they do!" 

There are a few factors that play into the success level you will have at an Open House.

  • The Weather~This is by far the biggest factor, and sadly, it's not one we can control.  Luckily, we have great weather information available to us days in advance.  So, if the weather looks good in your area this weekend, have an Open House! 
  • Number of other Open Houses~People are more likely to stop when they will be able to see several homes open instead of just one.  That's why new subdivisions have such great Open House traffic.  If you have a listing in an existing neighborhood, work together with the other agents to hold a Neighborhood Open Houses!  The additional homes open will increase the traffic for all of your listings! 
  • Signage~In the past I have done lots of expensive Newspaper advertising, with no results.  I have also held impromptu Open Houses with tons of signage, and gotten lots of traffic!  I think web advertising etc. is good, but nothing beats good old SIGNS! 
  • Hours~ In my area, late afternoon Open Houses have always had the best traffic.  Don't sit in an empty home all morning, only to pack it up at 2 p.m. when all the traffic is about to start! 
  • Information Available to Visitors~  Once you get people in the door, you need to provide them with useful information.  People are more eager to talk to Realtors than ever before!  I used to feel like the public saw Realtors as Blood Sucking Vampires, and avoided us at all costs!  These days, buyers, sellers, and the public in general are hungry for information about the Real Estate Market. Have the tools available to talk to them about the market.  Have local Housing Market Reports, and current interest rates available to show them.  I take a Laptop and Aircard, so that I have LOADS of information available at my fingertips.  The more people see you as a source of information, the more likely they will give you their contact information and/or visit your website.   

With the changing market, our information is in demand more than ever!  Let's take it to the people!

Pam,

From what I am hearing in our area, code enforcement cracks down so heavily on the signage allowed, that the traffic flow is greatly reduced from the numbers a few years ago. Gone are the days of the drive-by open house attendees...

That's really sad to hear Melissa!  In our area, signage is still allowed (if you have permission from property owners) and so our best traffic comes from Drive-bys. 

I can see how that would affect the effectiveness of Open Houses!

I haven't done an open house in 2 years. For some of the same reasons. I've got better things to do on the weekends than play games and smoke screen my sellers.

Hey Greg!  Did you have a good birthday? 

I always let my sellers  (of existing homes) know that I will do Open Houses if they want me to, but I won't bother them if they would rather not.  I also let them know that Open Houses typically do more for me as an agent than they will for their home, as the percentage of homes that are actually sold from an open house is small.  Most sellers used to tell me they would rather not have the open house.  I find that in today's market though, more sellers want as much exposure as possible....even if it means they have to get out of the house for awhile.  It really all depends on the neighborhood that your listings are at.

In our area too, code enforcement has killed the open houses. It takes good signage to get potential buyers to the property!

Pam - Open Houses are tricky for me!  Most of what you have listed are all things that I have to take into account before committing to an open house.  However, what you offer to potential buyers by way of are listings, statistics, local info, etc. has been the most important for me.  I load up with as much info as possible before heading to an Open House - even if they don't like the home that I have open I am able to offer them alternatives!

Pam, my two comments are open houses work "sometimes" and to "find new buyers." The fact that a seller allows the Realtor to have the house open for these purposes always amazes me. But for selling "that" house probably 3% of the time I would guess.

They work. Except when they don't. I don't know. I guess it depends. How's that for advice? <---- That sums up my current way of thinking. There ARE some houses that work very well for the Open House format. I tend to think that they are still worth a shot.

Pam, I know some realtors don't do open houses but I see them here often---and they are busy!  Whether they are busy Buying or not I'm not sure but it is a great way to meet potential clients even if they're not looking now.

Richard~A crack down on signage would certainly kill productive Open Houses.  Is that a city or county ordinance?  I'm glad where I live is a little more relaxed. 

Leesa~Yes, each case is different.  All factors must be considered. Being prepared for visitors is where preparation really pays off! 

Gary~I agree, but a friend I went to RE school did open houses, and with in 2 months she sold an $800K home that she was sitting open.  Pretty dang cool huh?  It doesn't happen all the time, but you never know until you try right?

Carole~Yes, it is a great place to meet prospects.  If they are ready to buy right now, great.  Later is fine too!

Hey Pam, if we're talking about selling the actual house we're having the open house for, then my answer would be no. But yes, if our purpose is to gain prospects. If all the factors you've pointed out play in our favor, then an open house can be very successful.

The City of Sparks does not allow sign usage either! But in Reno you can, go figure. But, all you need to do is ask the neighbors if they will you put a sing in their yard!

Timing is everything with Open Houses. I think later in the day is better. But having enough signs and advertising is the best way to attract people.

Are you doing a group open house? I think I just read that on your facebook, right?

Yes Terrie, I have organized a group of agents that all have listings in the same subdivision to all have an Open house this weekend.  I think by us all pooling our signage and efforts, we can attract a lot of people.  I surprised that there are so few who will actually participate.  Sad.

The only time I've ever had anyone show up at an open house was one April during a Nor'Easter! It was a constant stream of people-unreal.

I'm not a big fan of open houses.

First, in our area you are not allowed to post signs except for one directional sign. Unless you're listing is right off of a main road it's impossible to find!

Next, most open houses don't sell the listing. And most of the people who come through the door aren't qualified to buy the home. They're just "lookers".

I've never had an open house sell the home I am holding open.  I guess that doesn't mean it couldn't happen, but I tend to find buyers through open houses.  I have found that most of the people stopping at open houses are people just driving around aimlessly looking for open houses.  They may be just lookers, may not be qualified, but more often than not, they also are not working with a Realtor.

Sellers love open houses.  I haven't found them to be effective but the seller thinks you are

doing something to sell their house.

An open house with a twist that gives me 30-40 potiential buyers everytime!!

Set up your open house with the concept of a Private sealed bid auction..  Buyers have to register and bring a cashiers check made payable to self for $2-5K depending on the price of the property.  All offers will be considered-and those not accepted will get their cashier's check back.  Potential buyers need to be there at a specified time for orientation and instructions of how the auction works.  I take things one step further-I have a few of my Classic Car Club Buddies park their cars on site with our club banner.  That alone generates a whole lot of traffic.  It works great for High end property open houses.  To note-There are a few things you must learn and need to do to make it work.  The bottom line is;  The seller will usually get multiple offers, most of which are above current market value, and can choose the best QUALIFIED BUYER OFFER.  If you need some How To help just send me an email.  readvisor@verizon.net  subject:  auction info request!
