Remember the children's nursery rhyme?

Jack be nimble,

Jack be quick,

Jack jumped over the candlestick.

(It's been a while, I think that's how it goes)

It got me thinking about today's market.

You have to be flexible (nimble) and raise above the crowd.

You have to be quick (don't sit around waiting for something to happen, make it happen)

If Jack hadn't been nimble and quick he would have burned his butt on that candlestick.

The market in real estate is what you make it just as life is what you make it.

I've been fortunate that my wise old grandmother taught me to take 10% of my gross sales and dedicate it to marketing and advertising, i.e., branding myself in my service area. There were no exceptions -- good times or bad times. Phil Gramm in Economics 301 at Texas A&M confirmed what my wise old grandmother had taught me 10 years earlier.

Doing that during the good times has always seen me through the so-called hard times so that I really wasn't affected by the hard times.

I remember so many of my friends during the late 1970s and early 1980s wondered why that recession didn't affect me. I told them, and now many of them are in the same position as me -- not worried, just another day at the office.
