First of all,I am going to apologize in advance. I am very sorry. So if this post is very unprofessional,please forgive me. I love you guys and I don't want you to start looking at me different. I/m mad as hell and I am not going to take it anymore.(I sound like that guy from the movie "Network").

                                                   

Anyway,here is the beginning of my rant. I hate disloyal home buyers. What the heck is wrong with you? Are you on drugs or something? If you are working with a real estate professional,why are you going to my website and filling out forms? This has been going on for a long time. But me being the cool and calm guy that I am,I didn't say nothing-UNTIL TODAY.

Why go darn it,I am heated. This is message to the home buyers who already are working with a real estate agent.( Note home buyers who are looking for a Real Estate Agent to represent them in the purchase or sale of a house in Washington DC,Maryland and Virginia- I love guys. You are the best ). Now back to my rant,I called someone today who filled out a form on my website. This imbecile is was looking for a house in the $200,000-$400,000 price range. I e-mailed this person like once maybe twice. After getting no response,I decided to call this person. I thanked her for visting and signing up on my website. Cut a bad story short. This person said that I am working with a real estate agent and my house just went under contract today. What? So if your house just went under contract today why the heck were you filling out a form on my website?

One thing that I hate is disloyal home buyers. If I am going to be loyal to you as a real estate professional,then you should be loyal to me. It not good when a home buyer doesn't trust their real estate professional. Honestly speaking,if I had a client who I found out being sneaky and doing things being my back like SIGNING UP ON ANOTHER REAL ESTATE AGENT'S WEBSITE FOR INFORMATION ON HOUSES,then I don't want to work with you. If you are doing that,then why the heck did you hire me as your real estate professional in the first place dummy? Exactly. When you do that you are telling me that you don't respect me,I don't know what the heck I am doing and/or I am not capable of getting the job done.

If a client is not satisfied with the services that I am providing them as a real estate professional,talk to me. Communication people. Let me know-I want you to. But don't do things behind my back because I don't care if you are buying a $100,000 or a $100,000,000 dollar house-I don't want to work with you if you are being sneaky and doing things behind my back-SERIOUSLY. This is just one of many. But I am only going to tell this one.

Well! Again I am very sorry for the rant. Please forgive me. But I had to speak my mind. Will this happen again? I am not even going to touch that subject.

This happens to me all the time.  People sign up on my site and then tell me they have an agent........I so badly want to say; "You me the agent that doesn't even have a Web site to help you in your search!!!!"  I feel your pain!!!!

Lanre, this happens way too often in our line of work...and you can usually tell when a "client" is shopping you...or in YOUR case comes right out and TELLS you they already have an agent! Geez! We just had a client call us AFTER they had "changed their minds due to the economy" I had already pre-qualified them...(I guess their "other" broker didn't come through for them)...I'm going to be "careful" with this client...she's already "changed her mind" twice on me...and the agent says "she's hot, she's cold, she's all over the place!" (I still beleive she had another broker...)

I agree, but I just want to add a few thoughts.  Unfortunately, most buyers don't really understant the relationship between a Realtor and her clients, especially with a buyer.

It is especially upsetting at my open houses when agents come in for information because their agents aren't providing the service they need. Most of the time, the buyers obtain the information they want then announce that they are working with an agent.

As Realtors, we should explain the relationship for both the agent and the client. Also, it is important to explain the commitment that each must make for the best results. Now, I know that this does not always work, but it should if the buyer is sincere and motivated.

Lance, How about the guy that signed up on my site.  Called and e-mailed back and forth for about six months.  He even made a couple of low ball offers with me that didn't go through.  Then came and viewed one of my listings with a different agent!!

Until we are able to change our business into a fee based system -- one that requires the payment of a fee for our work before a transaction occurs, buyers and sellers will continue to devalue us and our profession. They get us for free -- they don't pay us for the work as we go along (can you imagine a lawyer doing that?) Imagine how much more they would appreciate us if they had to pay for every phone call, every CMA, every home showing, etc. We'd see quite a difference in attitude towards Realtors. ~ Evelyn

I don't think most people understand the nature of the business. They see houses they get a clicking and they sign up. My wife will call me and ask questions about a house that she found on a brokerage website that she likes better than my brokerages web site. I've also had clients tell me "so and so" has a great site", or a link saying "I would like to see this one" and its a link to another site. I have no problem with it.

I sure understand your frustration.   It's happened to all of us if you've been in the business for a while.   BUT, try this - instead of being frustrated, look on it as positive.  People ARE looking at your site.  And they ARE contacting you.   Keep following up and you will eventually meet someone who will be a bona fide client.  AND when you do call and find they are already using another realtor, be cordial and let them know you appreciate them visiting.  You never know when they might meet someone who is looking for a realtor and they might remember you and mention your name.  Real estate is a numbers game.  The more people you interact with, the more business you will have.

Lanre seriously or are you just venting.  Make them sign a buyer's agency if they wont don't work with them unless you got the time, but I don't think you do, how do you have so many points anyways????????????

I am a buyer and my agent sucks! I showed up to a an inspection of a property that I thought I was buying only to have the listing agent kick me out. He said my contract was void and as far as he was concerned there is no buyer. It took two days to get my agent to call me back and she still has no good explanation for what's going on. I understand people can't always call back right away, I work in a high volume work environment as well, but I don't feel my agent is fully committed. Why shouldn't I find a new agent?

Lucas-I am very sorry to hear that-SERIOUSLY. You should definitely find a new agent if you feel like the person is not doing a good job. Great home buyers like you are rare in this business and you should not be treated this way. What kind of real estate agent will do such a thing? By the way,what city and state are you located in? If you are in this area,I would love to represent you as your real estate professional.
