Good afternoon! How are you? My name is Lanre Folayan-Real Estate Professional with Exit Premier Realty reporting the Washington DC Real Estate Market Report Statistics for September 2008.

According to the Washington DC Real Estate Market Report Statistics in September 2008,the market is not that much different compared to this same time last year in September 2007. Some of the areas in Washington DC that had a lot of sales were areas such as Zip code 20001 (34 house sales in Old City,Logan ),Zip code 20002(42 house sales in Capitol Hill),Zip code 20003 (24 house sales in Old city,Capitol Hill),Zip code 20007 (34 house sales in Georgetown),Zip code 20008(17 house sales in Woodley Park,Cleveland Park,Van Ness),Zip code 20009 (54 house sales in Adams Morgan/Mount Pleasant) and Zip code 20010(14 house sales in Columbia Heights),20011 (42 house sales in Petworth)

Average price of a home that sold in Washington DC in September was $520,296 compared to $543,608 same time last year a 4.52% increase.

409 nine houses sold compared to 410 houses this same time last year a 0.24% drop which is almost the same exact numbers.

Average days of houses for sale in Washington DC on the market in September 2008 was 82 days compared to 69 days in September 2007.

Total sold dollar volume in September 2008 was $212,800,866 compared to $222,879,288 the same time last year a 4.52% drop.

Out of the 409 Washington DC Houses for sale that sold in September 2008:

  • 151 of them were on the market within 1-30 days before the house finally sold.
  • 65 of them were on the market within 31-60 days before the house finally sold.
  • 51 of them were on the market within 61-90 days before the house finally sold.
  • 41 of them were on the market within 91-120 days before the house finally sold.
  • And 101 of them were on the market over 120 days before the house finally sold.

                                             Types of financing of units sold:

  • 238 of the houses were conventional loans.
  • 83 of the houses were FHA loans.
  • 2 of the houses were VA loans.
  • 33 of the houses were Assumption.
  • 39 of the houses were Cash.
  • 2 of the house was Owner finance.
  • 12 of the houses used all other types of loans.

Lanre,  I think your housing numbers look fairly decent, really.  Average DOM of 82 isn't that darn bad, for the media hype we have all been enduring!

Hey Liz. I didn't know 82 days on the DOM is not as bad compared to other cities and states. I finally found you on Twitter. But average sale price of a house in Washington DC-$520,296 compared to national average which is like $202,000. ( I am sure but it is around this price ). Have a great weekend.

Lanre- Looks like the Washington D.C. Real Estate Market is doing just fine comparative to the rest of the nation.  It's great to see your Market Reports for Washington D.C. it's important for people to see the Local number and not to get to consumed on the national media.
