I'm about to take a listing in Seattle's Greenwood neighborhood that is basically a tear down house on an over 5700 sqft parcel.  Zoning is SF5000 so there is no townhome option unless someone is getting a variance or knows of upcoming rezones in the area, but it's about a half block off of 99 near the Windermere Oak Tree offices (but west side of 99).

Are you a builder, or do you have builders that you work with that are still buying parcels right now?  If so, perhaps you might want to take a look at this parcel to see if it would fit any of their portfolios.  I believe the small house that sits on the site is not in shape for someone to inhabit at this time, and it was more work to rehab than my clients could handle, but it might be worth fixing up and becoming a rental for a period of time for a builder as they go through permit processing, etc.  It would all depend on if the house is in good enough condition to handle a low level remodel.  It hasn't been lived in for 2 years and is currently boarded up and in poor condition.

Please feel free to discuss this with others in your office (if an agent) and anyone may contact me with questions or to meet at the site and discuss options.  I'm expecting to meet with my client on Monday or Tuesday to get final paperwork in hand, but I have their permission to begin discussing it early with other agents by networking.  Asking price is likely to be around $300,000, offers welcomed.
