Home Buying Seminars

Has anyone had any luck growing their business with a home buyers seminar?  I have been talking to a mortgage broker about getting together and providing light snacks and information to people who might be interested in learning more about home buying, selling, improving credit, mortgage options, etc.  I just thought this might be a good way to get lots of contact information for potential clients...Any thoughts?
