I have never done a mailer. I think that my energy is spent better elsewhere. Think out of the box & try something new!
There is probably always going to be a place for fliers, but with 6-10 showing up in my mailbox every week it is very hard to differentiate yourself from other Realtors®. At 1-2% response rate you should have 50 - 100 leads. I think the real question, if you are considering the value of fliers, is how many of those leads do you convert into sales? If you are only getting 1 sale out of those leads then it is probably not worth the money, but if you get 10, Hurray! keep doing it. What works in one area may not work in another. Think outside the box does not necessarily mean dropping older techniques for lead generation. The important factor is "what is the return on your investment?" :-D
If you send to your sphere of influence that's fine. Keep in touch with people who know you "your network" and it "works". Otherwise, put your money into internet or print ads promoting your web site. Promote your web site everywhere!
