The mechanics of the foreclosure process can differ from state to state, and in some cases, from county to county.  Connecticut is a judicial foreclosure state, resulting in discretionary STRICT FORECLOSURE (no equity) or Foreclusure-By-Sale.  It is important for Realtors when accepting a preforeclosure listing, to respect the foreclosure timeclock.  As important as it is to sell the distressed property, it is equally important to help the Seller locate and secure alternative housing.
