100% USDA Rural Housing Mortgage Program - Funds Are Appropriated!

As of today, the funds for Fiscal Year 2009 for the USDA Guaranteed Rural Housing program are available in all 50 states!

USDA Rural Development loans are guaranteed by the buyers paying a 2% funding fee but the appropriation of the funds are done by Congressional appropriation. Each year, the funds "end" on September 30 and it typically takes a couple of weeks to get the final appropriation assigned and approved by Congress, as it did this year.

During the time that the funds are "not available", we can still close USDA Rural Housing loans but we cannot get a final Loan Note Guarantee from them. This guarantee is what is required so that the loan is insured by USDA and is another degree of approval. Many companies refuse to close a USDA loan until they have this guarantee so most of us work very hard to get all USDA Loans we have that are at contract closed by September 30!

This program is great for clients looking for 100% financing, including their closing costs, that are purchasing a primary home in an area that qualifies for it. It is quite astounding to many people to see how many areas really DO qualify. Thanks for getting the word out. I received my email this afternoon. Glad it's out as I was getting emails asking when the  appropriation would be done. I have not  ssen anything on the total amount that was appropriated.

I am working with 3 couples who all qualify for the 100% Rural Development Guaranteed Housing Program but I am told the program ran out of money that was appropriated in Oct,, 09 but that appropriation for more funding for 2009 is still in the works.  Is this funding on a state by state basis?

Hello,  I need HELP ASAP!  I was introduced to the USDA loam by a Florida broker who pre qualified me for up to a 130k loan to be used in Tennessee.  I went there several times looking for a home and worked out a purchase contract for 87K on a brick house, on 5 acres, barn and garage.  Upon calling the Florida broker back to process the loan he advised he had made a mistake and his company could not process the loan in Tennessee. He told me to contact my Tennessee Realtor and find a local broker to do so.  The local broker said the barn would disqualify the loan and suggested FHA.  Well I spend 2 weeks working with Bank of America on a FHA loan only to be told that FHA policy would disqualify me as I have a Florida FHA loan now and a person can not have more than one FHA loan, even though my Florida home is for sale and I qualify for USDA with both payments.  Please call me at 863-409-2552  Thank YOu, William Kendall
