Interview with Buyer Yeilds New Home Profile Form

I met with the new buyer client ( a single senior widow ) yesterday to discuss strategies for the buyer to sell his out of area home and to procure a new coastal home in North County San Diego and he brought me a two-page home profile of what his specific interests were.

After we discussed strategy for timing and financing , he pulled out a form he said he would like to go over with me. He had taken the time to narrow down the location based on his own research and what kind of features he must have and what features he would find most desirable.

I was impressed that he had spent so much time in considering things that were important to him. He knew from our previous discussions that he would most likely be more comfortable in an upscale townhome subdivision in the coastal area. He had written down a list of must haves as well as our discussion that a smaller 2 bedroom Townhome would be his prefernce.

Under the general categories of a homeowners association were the following items checked that his new home must have, "solvent with no history of surprise and assessments and/or serious disputes.

As part of my research to locate suitable properties will be my additional questions to the listing agent and the association. While he would prefer a self managed association that is generally not the way the associations are managed in Southern California. The conversation of the subject brought numerous things to light that have now been resolved for the client.  

Since the buyer took the time to write his prefernces and must haves down in his home profile, I feel strongly it is incumbent upon me to be sure that I ask and seek out the additional information for him in this regard. In many ways, his clear choices and prefernces narrows down the larger market and makes my job so much easier.

With 2 pages of identified preferences ,I was taken with the clarity and care my new buyer is bringing to the table. I was provided a view of a full photo layout of his current furnished home and we discussed what of those possessions he would most prefer to use as part of the interior design of the new home. This home profile ( Buyer gave me a second blank copy for future use) certainly makes my job locating that just right home a lot easier. Hi Gary, I thought it was well thought out and considering that Buyer did on his own impressed me. You are so right as we discussed the various things there were fewer Must Haves and numerous desired but ehy mostly fell into the characteristics of what is available and more common place here. The photo is one such unit on the desired list.

Thank you for sharing the forms, which will be helpful to all of us who care about what our clients are looking for in a new home!  I learned, when I first started real estate, that the financial health of the HOA, reserves and no "assessment" surprises in escrow are always important to find out before our clients find the home they want to buy.  Your post is a good reminder!

Hi Susan, Isn't that the truth. With a requirement in California for 10% of the budget for reserves, finding numerous subdivisions that are not in compliance.

Interesting but risky in my market since most folks are coming from a much lower priced market.  Most buyes who communicate to me their "must have" and "would like to have" describe a home that is so far out of their price range that they will be nothing but seriously disappointed when faced with reality. 

If, however, a buyer has done a realistic search on my IDX site and has a grasp on prices, this form could help.

Hi Lenn, You are so right. I always start my Buyers out on my IDX. He reviewed many areas and many properties and that is how he formed his list. He also noticed that within even one subdivision, he noted many variations including mis-stated fees and incorrect descriptions and inaccurate information. He is becoming one of most savvy Buyers and a great spokesperson for how I do business. He suggested that before all is said and done, he would guess that whatever subdivision he buys in, he thinks I will be the go to agent. That is a great way to start off with a client so convinced of your abilities that he wants everyone he encounters to use you. When he suggested it, it was based on a longer history of me with his children.

Last week I heard from another parent from Maine and the same sort of scenario. It is thrilling to me to that I have many new referrals in the pipeline for year. Loving it and it makes me feel wonderful that I am appreciated.

I love that William! Wonderful to have such a detailed report from your buyer that makes it so much easier instead of trying to drag info out of them. Some don't even know what they want besides the number of bedrooms let alone area etc.

Great list and I do believe this would be helpful for all!

Woo Hoo, I just returned. I went to an Arts and Cratfs Festival at the Rancho Bernardo Winery this morning. What a neat place. I have lived in the area for over 8 years and have never been there befopre and it is only about 6 miles from where I live. Guess what my next post will be about, :-) The pics came out wonderful.

This newest Buyer did so well in our counseling session and I expect that the properties that we have discussed will be wonderful for him. He certainly knows what he likes and has great taste on top it.

I have never had a Buyer do so much prep in advance and it sounds like he is going to be delighted with what I have found for him.

Hi Tom, Thanks for the great comments. I want to clone this Buyer. Imagine having a dozen like him a year as opposed to the alternative,:-). Actually most of my Buyers are great, just one or two require a lot of hand holding. I used to have a lot of 1st time Buyers when I started in the business but not so much any more. Since I work mostly by referral, they are usually move up as opposed to first timers.

Hi Sharon, Many Thanks, I was really impressed with him having only talked on the phone before hand. We set a meeting and it went so very well and he was prepared for the process. I was impressed and he said he was the one that was impressed. Sounds a bit like we are the presidents of each other fan club,:-). It is always wonderful to hit it off right from the beginning with a new client, even though his daughter and niece are past clients.

William--So many buyers get frustrated that their agent doesn't show them what they really want. It is hard to get inside someone's head and see what they are thinking. You will not have to worry about that with this buyer...Someone who knows what he wants and doesn't want to articulate it...He wants to show you it! Smart buyer! Wish they were all this organized. You should have no problems finding him a perfect home!

An informed Buyer can be a huge plus to work with...it certainly makes your "searches" a little more focused! Of course they do change their minds! I have a very informed set that wanted contemporary and garden land.....they are buying a split in the woods! Go figure!

How flattering to have such nice referrals! That is the point I'm trying to get to!

Hi Joan, And I am most appreciative when I get these type of referrals. It help to sooth out the rough patches along the way in any career. It does make a huge difference when the Buyer is prepared for process and knows where he wants to end up and even better when they have the means all figured out to get there.

I have idea for you. Go back into your list of past clients and each week write or even a couple a week, write  an article for your blog about that one family. How you met them and the home they purchased or sold and what they are doing now. One client at a time , it may help to cement a life time of referrals. How cool is that! Talk about testimonials, I would guess this could be powerful.

I don't have pictures though....any suggestions! I am not sure I undsestand? How are things back in Concord. It appears that are sales in Sept were up over 50% from a year ago. Only a one month trend but I 'll take it, Lol
