Good ideas. I have a page of "must do repairs prior to selling" included in my website; and I agree, major work must be evaluated--most is not economically viable. A favorable comparison to the rest of the neighborhood is critical, though.

Hi Tony

Your question is a question of marketing and pricing, based on the current market conditions. What would the home sell for in its present conditions? If you refurbished what would be the cost and what would it sell for? How long would take to market and sell the home "as is" or refurbished.  In many cases the home that has been refurbished will sells faster and for a higher sales price.

in todays market you must fix it up IMO.  too many options to not give them something on a ssilver platter
