I have a client, Nancy, whose husband is in the military. When he is deployed, she spends her time taking care of their three children and doing home improvements. She is an accomplished painter, carpenter, and tile installer.

I stop by from time to time, because I have listings in the neighborhood. Nancy always wants to show me her newest project. I notice a new tile job and asked her if she had a tile saw or did she rent one.

Nancy told me if she had to rent tools for her home improvement, it would cost her a fortune. With the kids and their schedules she would have to rent the equipment to long. Nancy's tip is that she buys the equipment, uses it as long as it takes, keeping it as clean as possible. Nancy then sells it on Craigslist.  She claims, she often sells the tools for more than she paid for them.

Nancy also says there is a huge market for her how to DVDs she uses to learn how to do her projects.

Nancy challenged me to go check the rates at the rental market and I saw her point...

We see hundreds of remodels a year. Do you have any tips to add, that might save our client's money?

In todays market the only remodel I think worth investing in is painting, I think the days of do the kitchen spend 20K and get 50K more for the house are over. But a fresh coat of paint always can spruce up and turn an old house into a living newer one

Wow.. that woman sounds amazing. I know I couldn't do something like that, WHILE raising 3 children as well!! Kudos to her!

I'm going to have to agree with James' comment above. In these times, the major improvements may not yield you the return you are looking for. In addition to painting inside and out, I would invest in improving the curb appeal. Buy some trees and plants to make your front area look more appealing.

If you can do the work yourself and understand how to get the best deals, as your client seems to do, then you can tackle major projects and add value. However, each project, each home is different, and has to be evaluated differently. Having been in the building business for 40 years, I've always done most of the projects on my personal homes myself and have saved thousands--just this year I did a complete kitchen remodel and added a sunroom, spending less than $20,000 on the combination.
