Lenn, $2,900 is a lot of money for a rent.  Even if someone is only going to hang onto a house for a short period of time, they would be muched better off putting that money into a house.

Hi Lenn, A wonderful counseling post for Buyers and they do need to understand clearly where they want to end up.

I suppose in these strange economic times, Buyers might well look to the long term benefits of home ownership. When things get more back to normal and we see appreciation in our homes, those neighborhoods with homeowners vrs tenants may well appreciate because of pride of ownership and the care most homeowners give to their properties.

Terry.  Thanks.  Eventually, homes are going to be seen as a good buy.  They are now when compared to the past several years.  Buyers are still not comfortable, but that has to change.

George.  There are less expensive rents, but that's the average for SFH in the county.  Most folks will want to rent in certain school districts and many are more expensive.

William.  One interesting statistic is that most of the rentals are NOT in the most requested public school districts.

Lenn... well, better late than never. I first opened this blog when it had 2 comments and I am now just getting to my comment... lol

In any case, it's great that you separate what kind of buyer that they are.... overall, you make some good points here. I am actually doing a rent vs buy blog, that will be 3 parts. Hopefully I will be posting it in the next few days.

Jeff.  I don't want to do a rent v. buy for the consumer.  Too many are in inexpensive apartment buildings.  I prefer to compare the area prices vs. renting in that area. 

Rent v. Buy is getting harder with taxes, homeowners insurance getting so high too.
