The Art of Negotiation??? I call it a game...

I don't know if I'll ever get used to the game of pricing, offers,  BLAH BLAH BLAH

"If you want a price of A, then you better ask for more, because buyers always want to pay less, and then you won't get what you are asking."

But if you overprice, or 'buy listings" as we call it, then you are getting buyers in the wrong price point!  It is very annoying to me to have to play the 'game'. 

Have you ever had an offer that was accepted without negotiation?  Is it really an art, or just a P**SING contest?

I usually advise my sellers to price the house correctly...don't allow for negotiation (because you can't negotiate something you don't get because the price is too high).  In fact, in the present market, I am suggesting they be at the best price and be the best house. So far, my sellers have listened and my last 3 listings have sold within a week.  I have a listing right now an dI have even put a remark that we are looking at all offers on Monday.  The house is great and so is the price.  If I have underpriced it, it will self-correct with multiple offers. I just don't play the game.

I'd have to agree that it is a game: if you price it for what your buyer really wants, you will still get ridiculous low ball offers anyway... at least in Maryland.

Amy I love the "game" of negotiating. I will not work with buyers that insist on embarassing themselves which insulting offers.  I use to have a client like that.  She did it once and of course I am bound by our agreement to do as she asks.   so the second time she started talking about it I told her that I would not work with her any longer if she did not really want to buy the home.

I have had a lot of buyers say that they think the negotiating room in a house is about 10% of the asking price.  I don't know where they heard that fact but I have had many repeat it to me.  It is a game - so have fun with it!!  I always have my buyers give me both the price they want to start negotiating with and the price they really want the house for upfront and then try to limit the back and forth to 2-3 times max.  Sometimes I have found it effective to leave a low offer on the table if a house has been sitting vacant on the market for a while and that sometimes works too:)

I have had buyers who wanted to make an offer based on the seller's asking price.  Then they go home....and TALK TO THEIR FRIENDS.  Then they decide they want to "make an offer of about "$50,000 less".  I have seen people lose homes they really really wanted because of this because they would not listen to advice that the house was priced accordingly.
