If you buy a home that eats up most all of your family's income, this will only lead to a lot of stress your way. Your home may very will look beautiful to folk's from the outside, what about the inside of your home. Is it bleak because you and your family cannot really afford to furnish it to look just as nice. If you end up extending yourself to your financial limits, you could very will become very vulnerable if for some reason your income level ends up changing. Always be sure to buy a home that is really within your means. Don't let anyone talk you into buying a home for what you have been fully preapproved for.

Dale - This is so important. Sometimes the excitement of first time home ownership doesn't always give the whole picture. Long term is a key word. They buy the new home, new furniture, new car to go in the drive and all of a sudden there is overwhelming debt.

Folk's do sometimes forget, not to over do it. When it comes to buying things all at once. We all need to just take our time, and buy the things we need over a bit of time.

Dale, great advice my friend. It's so sad to see folks over-extend themselves to buy a home thinking they will be able to keep up the payments and then the unexpected puts them into even more debt. I always caution my clients that just because they're approved up to a certain amount, they don't have to spend to their limit.

Seems right now many have done just that, over-extended - and now the country is on a debt-control mission. Oh and what a mission that is costing all of us in ways it is hard to imagine now and well into the future.

Definitely sound advice -- I love the first-time home buyer series and I think it helps to level-set expectations of their new home. Even if it is a sparkling new home, something is ALWAYS going to break at some point!
