No License For Builders

So after some extensive research it turns out that only two (as far as I have found to date) builders in the Atlanta area require you to surrender your licesne (Please note I am not speaking of putting it on hold with holding company this is actual surrender). Why? I asked myself would a New Home Sales Builder want you to surrender your license and become a warm body in their office. Well I posed this question to my Realtor friends all came up with a different answer ranging from 1. Not having to pay broker fees to 2. Wanting to fly under the radar. So Active Rain bloggers what are your thoughts and would you do it for a price?

I consider most of the companies that require you surrender your license Track Builders! I also know several people who work there and not to make any unlawful disclosures but at that particular company the only pay there sales agents 1.5% and the entire process is treated like a car sale. Not the place you would want to go.... Funny enough they offer compestion package of upto 5% to a outside buyers agent...

I dont feel any state should allow that to happen. Builders are having a hell of a time as it is and I personally would not put myself on the line for or loose anything I have built up. Sounds a little self serving and shaddy to me. three of oregons top builders have been hit hard this year and have filed for bankruptcy. One alone has left 350 people and businesses to eat the loses while they work on paying the banks off first so they can still build.  Never would i surrender a license to make a buck.
