Allouez is nestled between the cities of Green Bay and De Pere.  You will find a welcoming community that treasures it's rich history, recreational opportunities along the Fox River and forward thinking attitude.  Today we will be focusing on the Green Bay Allouez Real Estate Market.

For those of you who are unfamiliar with the term absorption report I'll explain. It's a term becoming much more widely used in the real estate world. An absorption report is the measurement of how long it will take to clear out the inventory of homes based on how fast they are selling. If you've been watching the national media you will hear the terms buyers' market and sellers' market over and over again. One way to establish what kind of a market your home falls into is by using absorption reports.

When I study absorption reports I look at the specific area. In this case I'm studying Green Bay Wisconsin Allouez Real Estate Market. The power of studying individual markets and not the whole Green Bay Real Estate market is that I can get a pulse on what's happening in the specific Allouez area.

Before we get into the hard numbers, lets utilize a base point to determine what establishes each kind of market.

Market Absorption Analysis:

  • 6 Months Supply = Balanced Market
  • Less than 6 Months Supply is Sellers Market
  • More than 6 Months Supply is Buyers Market

The number we need to focus on in this spreadsheet is the current monthly supply. You can see that currently we are in a buyers market in Allouez. This is not to scare you but to educate you on the whole Green Bay Allouez Real Estate Market. Then you can be educated and know what you are up against when you are considering selling your home.

Here's the positive about this negative spreadsheet. Homes are still selling, just not at the current rate we would all like. You can still sell your home, but it's going to take aggressiveness. It's more important than ever to hire a realtor that understands your specific market.

If I can leave you with one last note- it's that you may end up netting less than what you hoped for on your home, but you can also recoup it on next home purchase. If you buy into another buyers' market and be patient you can recoup some of your losess. Make sure you hire a buyer's agent who understands these numbers and has your best interests in mind.

Greg, This market report you have put together is fantastic.  In your blog you stated that is may seem negative, however from an outside perspective, it's not even close to negative.  From the real estate agents perspective, assuming all homes take the same amount of effort to sell.  I'm going for the cheapies to the middle range.  Just my opinion.  Great Blog. Your an animal.
