A few weeks ago I blogged about a promotion Real Living HER is doing in central Ohio to get agents and sellers engaged in holding an open house.  We announced our first ever Citywide House Hop - homes will be held open on Sunday, October 26th - if a buyer goes into contract prior to November 4th, they will receive up to $10,000 in incentives.  $7,500 via the first time buyer credit, $2500 from our mortgage partner, Real Living Mortgage.

We are implementing a full 360 degree marketing plan including print ($10k coupon), radio, web, e-marketing, and direct mail to promote to buyers. 

So far, agents and sellers have responded with entering over 700 homes on the list to be held open on the 26th.  Great response.  Radio starts today, print happens throughout the week to get buyers to the homes. 

I'll post another after the 4th as a follow up to the number of homes in contract.

Interesting idea.  What happens if someone who wants to buy and it isn't their first home purchase or they don't qualify for the $7500 credit?  Is the mortgage company going to kick in the difference to make up the 10K?

Cindy-

The coupon is for "up to" $10k.  Obviously if the buyer is not a first time buyer the mortgage company will not pick up the tab.  When our firm does open house events typically 75% of the homes held open are in the first time buyer range.  Our research suggested that few first time buyers even know about the $7500 credit so one of the goals is to educate these consumers who are so essential to everyone "moving up" when they buy.

I personally hate "up to" coupon and I would be ticked with your fine print.  I hope the buyers in

Troy-

Many agents reported heavy traffic of 14-15 buyers and some reported 0.  So mixed bag as I expected.  We are doing the event again this coming Sunday and extending the deadline to go in-contract till the 19th.  We'd always planned to do this so get back to me on the 19th!  Thanks for following and I'll keep you posted.  Our mortgage company is traking dilligently.
