I talk to a lot of people about buying and selling a home.  Many are waiting for the prices to climb (sellers) or fall, or fall further, (we call them buyers).  The problem is they are all waiting for the top or bottom of the market.  These things are hard to find.  Many sellers who were waiting for the top of the market now have homes they cannot sell (and may need to).  Many buyers are waiting around for the prices to drop further.  On average they have not dropped.  There are some bargains, but interest rates and prices slowly creep up.  I think the market has just about hit bottom.  It will not go up fast but we have turned the corner.

In short, but the time the press, real estate experts and others have identified a trend or a market peak/bottom it has already passed.  Look at the trends, but sometimes you just have to jump in.  It has been said the best time to buy real estate in California is always 5 years ago.

Couldn't agree more. The rates are still good for buyers, and there is lots to choose from.

I love Brentwood strawberries, neighbor! We used to live in Pleasanton, and came out all the time!

Same with the stock market! 5 years ago in & out would have been great! If you have a need for a home, the best time to buy is when you have the need. Only investors & speculators need to worry about timing!

Good article; I hope you're right also!  Even though this is an excellent market for home staging (my passion), we all want to see our homes (most people's largest investment) appreciating vs. depreciating.  The funny thing is, even though most buyers want home prices to keep declining so they can purchase cheaper, the INSTANT they buy a home, they want the value to suddenly turn around and start going up again.  Or, they seem very hesitant (or afraid) to purchase because they don't want their home to be worth less than what they paid for it shortly after they buy it.  I agree with one of the previous comments: the best time to buy is when you need a home and can afford it.  I believe that if take care of yourself, your family and your home and the value will take care of itself.  Certain investments are priceless.  I don't think owning property (especially in California) is ever bad investment if you can keep it long enough.
