I don't consider myself to be a social marketing guru (yet), but I do spend a little time each week on all of the top social media sites that I know about.  Sometimes, it's just a few minutes per week.  Obviously, I spend the majority of my online time right here on ActiveRain, but I have become more active on Twitter lately - both are highly addictive, in my humble opinion.  Facebook also seems to have some interesting potential as a business tool, if used properly.

I just wanted to take a minute to share some of my experiences with the other two sites.  Clearly, I have written a good number of posts about sales and referrals that have come from ActiveRain already.  My primary advice on AR is to be yourself and write about stuff that actually interests you, rather than simply focusing on real estate all the time.

 

FACEBOOK

When I was first invited to Facebook by Jennifer Bukaty last fall, I knew a very small handful of people on there at the time.  I would get random email messages like this:

  • You have been SUPER-POKED by Rob
  • Mary hurled a ghost at you!
  • Tom set you up on a date with Monica Lewinsky
  • Sue wants to dirty dance with you in front of your kids!

What the heck is all of this stuff, anyway?  Clearly, this site must be worthless for business, right?  Actually, that's not true.  At this point, if you are not a member of Facebook, the jokes above make zero sense to you, more than likely.  If you ARE a member, you are probably still laughing (at least I hope you are). At any rate, I kind of avoided the site for awhile, then decided to re-evaluate it later, and I'm glad that I did.

Despite all of the silliness and random applications, and Scrabble games, and videos, Facebook has also brought me a handful of leads.  As a bonus, my AR blog has developed a strong following among my Facebook friends (over 1700 now), and sometimes they comment directly on Facebook.  But how?  Well, I learned how to "feed" my AR blog posts to Facebook awhile back, and this gets me additional exposure in a group of non-AR members.

I have had a handful of decent leads from Facebook so far, all of which came (so far) from people which I did not previously know, but who have seen some of my posts and know that I am a real estate broker in Austin.  I am still pleasantly surprised when I realize that one of my "real life" friends found my blog via Facebook.

TWITTER

Using the ActiveRain feature to automatically send links to your public posts straight to Twitter is very cool indeed, but I would recommend also actually hanging out there sometimes, rather than just sending the occasional link.  When you develop relationships, it will begin to pay off and they will read your stuff IF they get to know you.  Otherwise, it seems a bit random in the middle of all of the conversations going on and no one will pay attention.  I was guilty of this before, but I have changed my ways now. 

As with Facebook, I have developed a healthy readership on Twitter, with about 425 "followers" there.  I got a lead today from a guy that I only knew tangentially - awesome!  So far, I have received about five leads from my relationships there, as well as solidifying some friendships and contacts that I already knew from ActiveRain.  In case you didn't realize this, there is a large contingent of AR members on Twitter, which makes it even more fun.

Nice Jason, I back after nearly being gone for 2 years and I have no idea what twitter is. I do know facebook, but have not got on that yet. I did manage a Myspace account which I have been told that I can not use to send the 70 some relatives I have on it holiday notes instead of real cards.

I was invited to Facebook today by a neighbor. We ocassionally trade emails. I decided to take her up on her invitation and wham I all of a sudden had chances to hook up with lots of friends. It was amazing to see it all happen. There were a few people I decided not to send invites to and low and behold they started seding me invites. It was interesting because the readership seems to be the next generation for the most part. I have alot of neices and nephews who I found there. I can see great potential with the. I to would like to know how to feed my blog there. Thanks for the ideas.

Interestingly enough the reason I stopped using Facebook because friends and relatives constantly were bombarding me with new applications as you described, so I felt it was just for games not for business. On the otherhand I like Linked-in because it is everything that Facebook is not "all business". BTW I would be intrested in the same question as Judy G's & Randy D's how to feed posts from here to Facebook.

Jason, thanks for sharing your success on FB and Twitter. I have been hanging out more on FB and drop in occasssionally on Twitter. I have been so busy lately that I just have had to lay it aside. If I use Twitbin on during the day, I tend to comment more.

She had some new tools and I still got a grade of 97 so not too shabby. Lately some of the news services around Ann Arbor, Detroit have started to follow me. At first they only submitted their news feeds, so that is encouraging. One even emailed me and asked what  I would like tweets on.

Crouch - I've gotten leads and closed loans from AR.  However, while I am a part of Facebook I think I've logged on twice... maybe.  Twitter, I still don't get.  It seems it works for some people though, maybe someday I will break through the glass ceiling I've created.

  • In the search box, type in "blogcast"
  • Add this application and set it up
  • Your RSS feed for ActiveRain is easy - mine is http://activerain.com/blogs/jasoncrouch/rss (all of them follow this format here)
  • Your Blogcast will show up under your Profile page and each update appears on your Wall
  • There is another application called "my blogs" that you could use

Jason, thanks for following us on Twitter. It's a great compliment. Twitter for those that don't know is often talked about on fox news so it's starting to hit the main street so to speak. We personally kind of cringe when talking about facebook with it's heir apparent comparisons to myspace. Linkedin is perhaps the better option for those who want to stay within a professional environment, but as jason mentioned facebook can have it's benefits if used properly.

WEll Jason it would appear that your blog started a little bit of a Twitter. I think many of us have dismissed facebook. The last time I looked at facebook you could only sign up if you were a student. You never know what is going to catch on next.

Jason in Austin TX:  I recently established a Twitter profile.  Still trying to figure it out.  I have been sooo consumed with Active Rain, however I have read many posts talking about venturing out.  I guess I need to learn the ways of other networking sites.  Any suggestions or helpful posts that can help a newbie on Twitter or Facebook?  Thanks for the insight on how these other networking site validate your real estate business in Austin Texas!

Jason:  I have stayed away from Twitter and Facebook, My Space too.  They have seemed so trendy to date.  And it seems if you aren't a user, it may not really help much...though I suppose Twitter would also help out the SEO.  I may have to reconsider if you are having success with it.

I have become more active on Twitter lately - both are highly addictive, in my humble opinion.  Facebook also seems to have some interesting potential as a business tool, if used properly.

Hmm.  One of my clients invited me to Facebook today.  I guess I'm going to have to take a look at that one.

However, I just can't mentally handle the name Twitter yet.  :)

I am still in Houston (returning to Austin this evening), but I thought it might be worth reposting my comment for those of you who want to know how to feed your AR posts to Facebook:

TO ALL: I am leaving town today - headed to Houston for the REBarcamp (real estate technology conference).  I promise to write a post about how to feed your blog to Facebook when I return.  In the meantime, this might help:

  • Log in to Facebook
  • Go to this page: http://www.facebook.com/apps/
  • In the search box, type in "blogcast"
  • Add this application and set it up
  • Your RSS feed for ActiveRain is easy - mine is http://activerain.com/blogs/jasoncrouch/rss (all of them follow this format)
  • Your Blogcast will show up under your Profile page and each update appears on your Wall
  • There is another application called "my blogs" that you could use

I hope this helps!  I will be on the road, but you can email me if you have any questions.  As I said, I will write something more extensive later.

I love FB for keeping in touch with far away family and friends and I like twitter because it really doesn't ask much of me...and a great way to meet likeminded individuals.

Wow!  I have become part of Facebook and most recently twitter.  Using them is a bit like drinking water from a fire hose though.  I look forward to using them and grasping the idea of blogging.  It is both appealing and frightening to me.  Thank you so much for sharing your knowledge.
