With over 25% of sales activity comprised of foreclosures, a Myrtle Beach Agent can no longer be oblivious to them.

As a company, we have had a large number of transactions this year in the distressed sale category:  Short Sales, Foreclosures, REO's.

ForeclosuresAuthority.com is our new website address for these listings.  They are updated and posted regularly.  The Horry County Foreclosure Sale occurs once a month at the Courthouse on the first Monday of every month.  The secondary auction for the deficiency judgment properties occurs on the first Wednesday of every month.

Our website also contains Bank Owned Properties.  These REO's, as they are often referred to, are typically deeply discounted for an expedient sale.  Since the bank already owns them, there is no lag time as in short sales, and no guessing games (did I get the house, did I not?).  The transaction is a normal transaction, with inspections, disclosures and other safeguards in place which are typically not offered on foreclosure purchases.  Clear title is conveyed to the Buyer, free of all liens and encumbrances.  REO's can be financed in the normal fashion.

I've heard horror stories about foreclosed properties, yet at the beach I have seen very few in bad shape.  Most foreclosures are owned by investors who typically continue renting them till the day of foreclosure.  Many times there is absolutely no difference between the condition of a foreclosure/REO and a normal property.  That being said, I would never recommend making an offer on a foreclosure without a proper professional inspection.

If you are interested in purchasing property in the Myrtle Beach area for pennies on the dollar, find yourself the very best Buyers' Agent specializing in foreclosures/REO's and embark on your quest to acquire some extraordinary deals!

There are some extraordinary deals at the beach right now because of these foreclosures/REO's.  I recently sold a fully furnished one bedroom oceanfront condo in a top of the line building for only $ 125,000.  The very same condo was selling for $330,000 a mere three years ago.

I was representing the lucky buyer who garnered a better deal than the original buyers who paid more for it at the preconstruction prices of 2002!!!
