The following is a record of sale prices of two house types in Vancouver WA.  I have never been happy with our MLS Statistics because they include new houses - prices will always trend upwards because they don't build old cheap houses; the mix will be richer every month - and taking all sales will not reflect more individual trends within the overall market.

 

My approach has been to take two house types, a 1400 to 1600 square foot house with a double garage built between 1970 and 1980 and a 3000 to 4500 square foot luxury home built between 1990 and 2005, add the sale prices for the month and divide by the total square footage of the sold homes.

 

This approach is not without fault but is much more accurate than the MLS Statistics.

The following is the conclusion built up over the last three years.

Stats this month continue the dismal trend established in previous months.

 While the number of sales in each of the two categories continues to be smaller than I would like for month to month accuracy the bar chart shows a pretty consistent story.

 The remarkable conclusion at this point is the investment value of older ranch houses in established areas compared with newer fancy houses is now firm.  From January 2005 the older ranches started at $114 per square foot and are now $141, newer, fancier house started at $131 and are now $117 - if you're going to invest long term this indicates your best buy and I'm looking forward to help you with the purchasing process.

 The MLS Statistics made a major change to their format two months ago.  The days on market now adds up the days from every listing for the individual address.
