Hey! Where did the appliances go?

Have you been out touring a REO property and noticed that the one or more of the appliances are MISSING? At first, I thought it was nothing.... but as I go to these houses I see more and more that the appliances are all missing.

I have a listing right now that when I "inherited" the listing and did my first view of it... I thought this was way too much! The stove top, the oven, the dishwasher and the microwave were all GONE!  Then as I opened the garage door, the hot water heater and the furnace were both gone.  Luckily the unit on top of the house was in tack.

I just though that the owner took as much as they could out of anger for being foreclosed on ....and then I started to wonder just how hard it would be to sell this property - would it pass the FHA inspecion for financing.  A neighbor recently told me that the previous owner had several garage sales and was selling anything they could remove from the house.

Now that I am having more buyers calling me.... I am doing more tours of available bank owned listings and it seem 8 out of 10 are missing at least 1 appliance - at least in Stockton that is the case.

When you think about it. These people are being kicked out of their homes and some were either in the process of upgrading their homes and spending money on the appliances that they are now taking with them.  Isn't it kind of like taking the curtains or blinds?  And really why should they worry about the bank having to purchase replacement appliances.... or the new buyer having to buy "as is" and get their own appliances? I mean after all.... the homeowner is the true loser here.

 

Are you finding this to be true in your area or is it isolated to the Stockton area?

Hi Tom,

I kid you not.  Hot water and furnace both had to replaced. Copper line and all. I think they would have taken the air condition unit but it was on the roof!  This house was stripped.  I didn't even mention that the room doors were gone and the vent covers!!! I can go on. 

Of course, my listing was the worst I've seen so far... but this past weekend, most of the houses I viewed had no appliances and if it was say a dishwasher there it was loose as if someone tried to get it out but ran out of time.

I've seen REO listings here in Northern Virginia where they also took the granite counter tops, cabinetry, interior door knobs, light fixtures, commodes, and even cut out the wall to wall carpeting!  Nothing is safe, though these extreme situations appear to be few and far between.

I've seen foreclosures where they took out the kitchen cabinets, toilets, and even the flooring! Even if  it's nailed down, they'll take it. No, they don't care, they'll take anything they can sell or use, just so the bank doesn't get it.  And have you ever walked into one that was totally destroyed?  People do get angry!

Thanks for the post. Here in New Jersey we find that the homes are being broken into and the appliances including the furnaces are being carted off.

It is not unusual to see homes stripped to the walls: no cabinets or appliances at all!  Sometimes they even cut out the drywall and take the copper wiring!

Yes that is true in SE Michigan as well.  The worse I seen was a listing I had 6 months ago. Everything was gone (carpet, stair railing, jacuzzi tub, all lighting, all electrical outlets and switches, all door knobs, all bathroom cabinets and all kitchen cabinets. 

Sometimes I have found that the mortgagor did not take the appliances.  In fact one of the sellers contractors is absolutely to blame.  I seen it with my own eyes and when the asset manager was notified they did nothing.
