STAYING IN TOUCH.   I had a buyer in town about 6 months ago touring while interviewing for a job in Leesburg, VA.  I'm always happy to take a prospective home buyer on tour.  Time permitting, I preview the homes in their price range first.  If they are interested in new, I already know the inventory but it's a good idea to drop in on builders and let them know you have an interested buyer.  (They tell you things.)We toured everything in their projected price range, $500,000 to $600,000.  Of course, they couldn't buy at that time because they hadn't secured the job.  So, we stayed in touch during the past 6 months and I updated them with school information, shopping, prices, etc.  

Two weeks ago, the buyers e-mailed and said they accepted the job and would be relocating soon

IT HELPS WHEN THE BUILDER KNOWS YOUR NAME.

PREVIEW, PREVIEW, PREVIEW.  So, on the road I went and previewed everything in their price range again. THE GOOD NEWS is that one home they admired last April was priced $50,000 lower in price from 6 months ago.  This particular home was started about 8 months ago, but the builder focused on sold lots and this home, while 90% finished, still needs flooring.

Further, good news.  In addition to the price lowered by $100,000, the builder has agreed to: 

  • Replace all of the landscaping with their "upgraded landscaping package". 
  • Install "state of the art" washer and dryer.
  • Install two garage openers.
  • Replace the black appliances with high end stainless steel models.
  • Extend the "turnaround area" of the drive way for easy garage access.
  • An additional $5,000 closing assistance for a total of $15,000.

We have a happy family, a happy builder and a very happy real estate broker.

Terry.  Not for me.  Since I specialize in new home sale, my sales usually involve long lead times. I just closed one that took 15 months.  Not a problem.
