It's my birthday! I turn 42 today. Whooppee! Nothing special planned. Took care of real estate stuff this morning, and now I'm getting ready to go over and work on the rental unit on Miami Street. I really want to get this unit finished soon....
Dennis decided to do the spot tuckpointing repairs himself; I think he is regretting that now. He's been working on it for weeks, off and on, and I think he's about over it. I'm working on painting all the trim. The original paint on the trim was green, so it's taking three coats of white to cover it. I try to spend some time every day working on it, but it seems to be slow going.
The deal on my Sunnybrae listing died yesterday (http://www.9SunnybraeCt.com). We had a contingent contract scheduled to close yesterday (the deal was contingent on the closing of the buyer's home). At the last minute, his buyers' loan fell apart. Dennis and I spent most of the day on Friday helping my sellers load everything into the storage "pod", and Saturday they had a moving sale to get rid of what was remaining. Then I had to call them and tell them we weren't closing - not a pleasant thing to do. We're continuing with the buyer, but it's now contingent on his home selling and closing. We are looking for backup offers - ones with no home sale or closing contingencies. The buyer has dropped the price on his home in St Charles, but it's been on the market 267 days. It doesn't look promising....
My sellers have just installed a new heating sytem, tuckpointed a rear chimney, replaced the jets in the hot tub. They are also providing a home warranty with pool and hot tub coverage ($689). We have a clear municipal inspection. This one is move-in ready.
