Until recently, we all heard about the demise of the Mom and Pop real estate agencies, and how all the independents would be swallowed by Coldwell Banker, Prudential and all the other red, white and blue real estate boxes. 

We were told that ultimately, there would only be a few big firms left standing in the world of real estate brokerage.

It was all solid research, or so we were told.

But:

Murphy's Law of Research
Enough research will tend to support whatever theory.

My theory, based on anecdotal evidence, tends to support another view; namely, that the prairie fire that has swept the real estate market the last couple of years has spawned a proliferation of small and independent real estate companies. I am amazed at the number of new and unknown companies in our San Diego real estate market--and find that in certain communities, they are outlisting and outselling their behemoth brethren

What gives? I wondered just a couple of weeks ago.

Now I understand.

It was just last week that I heard Sotheby's International Realty was closing operations in San Diego--and that Prudential would be offered the chance to pick up the pieces.

Humph. Never did consider myself to be a piece--or a piece of anything.

Our little group decided to join that growing group of agents and brokers who operate without franchise ropes--and the rugs that tend to get pulled out from under when least expected.

Yesterday, we made it official with our MLS and Board of Realtors.  The hardest decision, though, was what to call ourselves.

In the end, we unanimously decided to let the tail wag the dog--and named the company after our website that has been around for years:

Good Luck with your new move.  I made mine in July.  Saw the handwriting on the wall so to speak.  It turned out to be a wonderful move for our team and ELITE REALTY has a good business model for trying times.

It is interesting to see the realignment and readjustment in the markets.  On another note, I keep getting mailers at my Viaggio property - looks like the market there is holding up ok. Yes???

Roberta, as a member of our board of directors for the Ann Arbor Area, I am seeing that here too. With the internet, it has become the great equalizer. Since some agents can market  better, more targeted and more effective, I think folks are taking the jump and going on their own. So I do believe it is a trend.

We are seeing this here in Oregon as well. ReMax Equity Group has just announced the closure of it's Bend office and has already shut down a couple of market centers in Portland. They're dropping like flies....

Roberta - I love your tagline, "And what is that saying about grass growing greener after a prairie fire?"  I think it actually might.  However, as real estate professionals, I think it may also be greener where we water.  I suspect you would thrive in your profession, no matter what big box name (or lack thereof) was hanging over your head.  It's mostly all about YOU!  You're the one with the watering can in your hand.

Hi Roberta,

This is an interesting and exciting time to be in real estate. My hats off to you for your new venture. I'm reading about a few others here and there and I find it very interesting.

My of us (myself included) have taken another path. The growth of the franchises took off in the 70's and there was no looking  back for most,..that is until now, more that I've ever experienced. My former broker in 1973 decided on a franchise. Soon after, as a broker-owner I was in one myself, yet that was short-lived. Many of us have survived for decades as independents. If you ask me did I ever loose business to a bigger named company, I would say yes. However big names at times can work for you and/or against you, yet my business comes from what I do and not the name on the shingle, I think it's always been that way for most.

My best to you in your new venture, no doubt in my mind you will continue on your path to success.

My best to you in decision to explore independence. 

As I look about at the brokerage business, I am noticing that "the cheese has been moved". Or, in some cases, removed entirely.  With the continued growth in social medai platforms; blogging to local, narrow markets and a better understanding of personal branding, the need for the franchise name and servcies becomes lesss needed and more burdensome. 

Considering the cost of payaing the franchise, which from the brokers point of view is a least equal to the unit sale franchise fee, it has become a question of the value proposition.  What am I really getting for my money?

You will do well because you work hard and provide a good service to your clients.
