UPDATE - After sitting on the market for 7 months, the home sold 6 weeks after staging and closed on Christmas Eve.  Had to de-stage in a snow storm - new blog coming soon!

Here is our most recent staging ---

We were contacted directly by a homeowner whose house had been sitting vacant on the market for months.  They had been getting a surprising amount of traffic, but no offers.  Not only was the house vacant and off a busy road, but some of the wall colors were not working for potential buyers.  How about a mint green kitchen, partially painted living room, and a bright purple bedroom?  Their Realtor had already proposed painting the entire house, but the owners could not afford it.  We also knew that just staging the property as is was not going to be as successful if at least some of the rooms weren't painted.

After consulting with the sellers, who are out of state, they agreed to have the kitchen painted as well as the living room and guest bath.  We knew this was far superior to how it showed before and potential buyers could forgive one purple child's bedroom.

The owners only want to keep the staging for one month, so we are obviously hoping for a quick sale.  I'll update this post once we get some news.

Its great you were able to get the homeowners to paint.  Its definitely the quickest and least expensive way to get such a wonderful transition. Good luck on a quick sale, it looks wonderful!!

Wow.  Night and Day. 

Perfect example of the value of staging, paint, and quality photography.  One only has to ask themselves, "Which home would I rather see?" to justify the expense.  I often hear that I can't afford to stage or paint.  The question that needs to come next is really, "Can you afford not to?  Can you afford to have your home sit on the market vacant for the months it may take to sell at this rate?"

Good job on your staging. You may also want to consider renting furniture. It's not that expensive, and the furniture rental places have package prices. They normally want a contract for 3 months.

I am a total believer in staging, and have started collecting a few pieces for this purpose. Most recently, I even staged a fixer which happily, is under contract after one wwek. Hallelujah!

Nice job!  I love the before and after photos.  I live in a resort community where there are no two homes alike (except for a few new condos) and we run into listings that have not been updated since the 70's.  (one in particular should have been a 70's museum...)  Updated colors, not to mention the smell of fresh paint is a wonderful thing.
