To Preview or Not to Preview

On broker preview today, I previewed a beautiful and unique Villa located on the Balboa Peninsula. On the bay side of the Peninsula, this home is a three story home originally designed in 1928, and then re-done in 2005 to bring it up to date. This home is three story and has panoramic views of both Newport Harbor, but the roof top deck also has views of Newport Beach, and Catalina Island. This home is one of the tallest homes in the Balboa Peninsula and therefore has the most spectacular views.

This home has a game room on the first floor which opens to the patio and boat slips which can accommodate larger yachts. Although this home has modern amenities, it still has the feel of a historic home. With detailed tile work throughout, it really is a gorgeous home. The detail on the tile work is amazing.

The tile work here in the kitchen actually looks like a rug on the floor.

Imagine sitting here on your roof top deck looking out over Newport Harbor.

If I had not previewed today, I would have missed this unique and beautiful home. This Villa is truly a Newport Beach luxury home.

Gorgeous home! I love the bath and there's going to be someone that scoops that quick...what a view!

Beautiful home for the style and yes, like you  I try to preview as much as possible! It's nice to be able to check something out online but I also attend weekly tours and Broker Open houses to save time! How much inventory do you have in that area and price range. Although things are not as bad here in Austin as other places, the inventory is up abut 35%! Have a good weekend!

Rusell - the inventory is high at this time, just depends upon which specific area you are looking. That particular home I previewed is priced at $10,800,000. It was pretty amazing!

Steve-I love the rug, but I think my most favorite part of the house is the roof top deck with the bar area. Imagine sitting there taking in that view . . . awesome!

My Partner and I will often go preview homes just to get out of the office. Just as soon as we do that, someone calls wanting information about that home or that neighborhood. Instant Karma (with apologies to John Lennon).

Well I was going to comment on that gorgeous rug and then I read the line above about it being tile. Wow! is all I can say about that. I used to work at a Waldenbooks many decades ago up there in your area.
