House

How do you price it right?

Look at homes currently on the market in your neighborhood as well as those recently sold.   For how much did they sell, and for how much are they being offered?

Box

How do you prepare it to sell?

You prepare your home to sell by staging it so that you will:

  • Attract buyers with curb appeal.
  • Welcome buyers to an inviting and tranquil interior space.
  • Make an indelible impression.

Question Marks

Why call a Realtor?

A Realtor will prepare an analysis of market trends in your neighborhood so that you will have the information needed to price it right.

A Realtor can offer a home staging consultation or direct you to a home staging consultant or maybe, you are a DIYer.  You will know where to invest and not invest your time and money and where minor modifications can make a major difference.

By pricing your home to sell and preparing it so that buyers can envision it as their own, your home will sell … and that brings us to the fourth "P" … Profit!

Hi Mary ... Thanks.  I agree that educating both sellers and buyers is a big (but important) part of our job.

Hi Nancy ... The right price is critical; I agree.  The market has changed and it's not very easy to get back what you put into your home ... or took out of your home!

Hi Michael ... Thank you!  I think we have to get to the point quickly ... just too much out there for people to take in.

A realtor can take a ton of liability off the seller and make the buyer feel more secure.

Marie, I love this. Very well done. The Four P's are an excellent rule of measurement. :-)

Hi Laura ... Thank you!  And I am loving it at KW!  Everyone is just so supportive and it has taken me a couple of days to set up all my new resources.  I am impressed!  Beautiful Sunday, isn't it.

Hi Sandy ... Thanks!  Maybe some of them will read it!  Hope you are enjoying your weekend!

Hi Rich ... Thank you!  It's simple ... just call us :)

Hi Randall ... That's so true.  When I've done my job, and I am confident in what I'm selling, I'm sure the buyer gets a sense of security.

Hi C ... How are you?  Thank you ... happy to hear you like the four Ps in a pod.  How's everything going at the office.  It's nice to spend some time in the Rain today.  I've been spending mucho time changing my business name ... Geez!  Wonderful to get your name out there ... except when you have to change it!

In my 25 plus years in RE I have never seen a home not sell if it is in great condition or priced right - in any market.

Exactly, Kathy!  Yet when showing homes to buyers, why are so many homes neither priced nor prepared to sell.  I know it can be difficult to convince homeowners, but it really is critical that we do.

EVeryone is still hoping for the "moon" around here.  The market is "stuck."  I can only hope that the Wall Street crisis will shake things up and people will become more realistic.  The trouble is that inventory is pretty low.  So people who need to buy are forced into paying more for a prime location.  This bolsters the stats and sellers won't come down becuase so far - waiting has helped them.  But the market is VERY, VERY, VERY SLLLLOOOOOWWWW.   We need about a 10% adjustment to get things moving. Adjustments are a tough sell in Westchester - in some areas people have been rewarded for wating and waiting and waiting.

Hi Ruthmarie ... You have a different situation down there.  After all, it's Westchester! :)

It's a slower market, but up here homes are still selling ... more in September than in August and I'm curious to see what October brings. Cornwall and the surrounding area is an excellent location, location, location and still a bargain compared to a bit further south.

Educating sellers of today's market is the most important thing we can do.  Being honest with them and letting them know realistically what their property is worth is our responsibility.  Great post!
