History-making Acquisition

SunCal Development Company made history when it acquired all 57,000 acres of the Atrisco Land Grant http://www.deshaw.com/articles/20061219.pdf holdings in Northwest Albuquerque from Westland Corporation http://www.westlandnm.com/ / in 2006. If SunCal does what the New Mexico Business Weekly reports, they are likely to make history again.

Historic New Development Planned

According to the paper, in its first phase of development, SunCal http://www.suncal.com/community/?id=66 is planning a 1,500 acre mixed-use project that would rival Mesa del Sol (133 acres) already in its initial stages just south of the airport, the newly opened Uptown Center in the northeast and Downtown Albuquerque.

Citywide Advantages

Beyond rivalry, the development, as planned, promises to add balance in the development of all the sectors of the city. It envisions contributing to the provision of enough jobs to "keep Westside workers on the West Side" and so help alleviate the northeast-northwest traffic imbalance.

Tentative Ideas

Suncal, in explaining their plans to city officials, business leaders and former owners of the land seemed to be in the preliminary stages of planning their project, but according to Business Weekly, the entire area of the Petroglyphs within which the development falls, already has a city-approved master plan covering 6,400 acres.

Beyond complying with the approved master plan, SunCal is reported to being interested in sustainability. The company is proposing varied architectural styles to blend in with the Petroglyph region, pedestrian friendly neighborhoods, neighborhoods unlike ‘walled tract-home developments,' low traffic volume, and reduced parking. The company plans to include a town center, department stores, ground floor retail with residential condos above, single family homes, and multi-family rental units. The developers would ‘explore water-saving techniques.'

The project promises a great deal. The spokespersons for the development used many words to support green building including sustainability. Carried out according to plan, not only will SunCal contribute to maintaining ‘quality of life in Albuquerque, they will enhance it.

Chris-  It is great to hear from you. Thanks for the compliment on the pictures. Coming from you that has value. I can now recognize your posts just from the awesome pictures. 

We have so much undeveloped land we can take the spill over from your area. 57,000 acres is just some land between the Rio Grande and Rio Puerco. In the course of doing my job, I get to drive some vast open, undeveloped areas. Coming from the developed East Coast it seems like another world, but it is beautiful.

Hi Eloise, don't ever believe what a developer tells ya!  It never turns out that way.  Florida has been "developed" till there isn't much left, none of it has made for a better way of life here.  Nice pictures though!

Terry- Terry, I understand your point of view but I am optimistic that the green idea is catchin on. I think a new wind is blowing. I don't recall hearing of promises for "New Urbanism, sustainability, walkability" mentioned in previous development. Now, developers are saying we can do better than has been don in the past, suggesting that they are aware of their failures.

 I also think our city councils need to hold developers accountable to execute all those master plans that they approve.

janeAnne- As you say, I plan to pay attention. I know that we have the capacity to do it and it appears there is a will. We will be watching to see how the Mesa del Sol, Mariposa, and Sun Cal's Petroglyph master-planned developments evolve.

 Don't see how SunCal can proceed with its plans.  We may be witnessing the company in its final death throes. 

SunCal lost a 1,300-acre property in Sparks (Copper Canyon Property).  Was foreclosed on 2/27/2008.  

It's McAllister Ranch project is at standstill.  It pulled out of a major home building project in Bakersfield, CA, defaulting on a $73-million loan to Lennar.  And SunCal is defaulting on other deals.

Sounds like your market is doing great, we are experiencing some of the exact same things in the Nashville real estate market. I have written about two buildings that might also do the same as your project: The Signature Tower and The Icon in the Gulch. At this point I am just trying to become an advocate for the new baseball stadium and convention center in the hopes that those two projects will help our economy recover a little faster. It has been sometime since you wrote. Thank you for your comment. SunCal seems to be going through a bad patch now along with parts of California, from all accounts. And not getting the bond approval during the last legislative session in Albuquerque didn't help matters. Unfortunately, Sun Cal does have company. Since you wrote, KB Home has closed shop in Albuquerque and is undergoing some belt tightening.

Nevertheless, I hesitate to agree that it is RIP for SunCal. They may just rise up from the ashes like the phoenix and reinvent themselves. Others have done it. I am thinking of a hotelier and successful businessman who is able to Trump everyone.

Grant- I read your comment relating to the fears you have for the Tower and all the promise it holds for Nashville. I do think that Suncal that I first wrote about last April, suncal: SunCal's Westside  and developers like Tony are victims of bad timing and I they will be able to ride out the storm and get their projects completed. These people are true entrepreneurs and entrepreneurs take risks. Entrepreneurs are also creative people, so I am optimistic that they will find a way to TRUMP the obstacles they are facing. Others, some very well known, have been able to do that.
