Over the past week and a half, I've been firming up and starting to put into practice a business plan. One of the prospects that I have especially enjoyed working has been for sale by owners. Why? It appears to me that in my market at least there are three kinds of sellers:

  1. Those facing foreclosure
  2. Those divorcing
  3. Those relocating

Don't get me wrong, I don't enjoy other people's suffering. However, it gives more meaning to what I do. Will it make transactions harder? You bet. Will it make my nerves a little more frazzled and my nights a little harder to get through? Perhaps. What I realize is that in this market, people needs our help more than ever.

What saddens me is that so many people feel that they can't afford an agent. Perhaps they can't. But, can they afford their property sitting on the market for an extended period of time? I doubt it.

So I'll keep knocking on their doors and offering my help. I'll keep giving them advice and waiting to hear from them.

I've not tried my luck at FSBO.  I've gone on some web-sites but most of those say they don't wish to be contacted by an agent.  So where do you get your people?

Sara, FISO's of any kind can be time well spent if you are willing to wait for them to realize that sell a house on your own is not easy.

George - I know...and unfortunately, I'm not the patient kind!

When I started selling homes 20 years ago I moved to a city where I had never lived before.  No sphere of influence, no family, not a soul that I knew.  FSBOs were one area that I could work effectively. FSBOS were my way into the business.

Certainly some of them will be overpriced, unmotivated and never list with anyone.  But some are motivated and just need some professional help. 

As FSBOs they have already announced to the world that they are interested in selling.  What kills me is the number of agents that will drive past a FSBO sign so they can get to the office to start cold calling trying to find someone that may be interested in selling. 

You need to be helpful, not pushy, LISTEN TO THEIR CONCERNS, and be persistent.

At least that's the way I see it.
