Many times, Buyers think that they don't need a REALTOR when buying a new home directly from a builder.

This thought process can often lead to a Buyer paying more for a home, or worse yet, it can mean that the Buyer's interests are not as well protected as they would be if they had their own advocate who was protecting their interests.

Think of it this way...the on-site Sales Representative for the builder is employed by the builder...which means their goal is to secure the best deal for the builder that they can (just as a listing agent woud for their Seller in a re-sale).

Simply put, by having your own REALTOR when purchasing new construction, YOUR agent is YOUR advocate! They represent your best interest by making sure that you don't over pay for a new home, that the contract allows for new home inspections, that the appraisal is conducted by a disinterested third party who is not paid by the builder and that the home meets the expectations that were promised upon contract and most importantly, that the closing occurs on time without delays by the builder.

Just as Sellers pay the commissions in a re-sale transaction, the builder pays the commission for your REALTOR when you purchase new construction...so, there is no reason why you shouldn't bring yours to the New Homes Center with you.

To guarantee the builder will allow your agent to represent you, it's always smart to take your REALTOR with you the first time you visit. By doing so, you are registering your agent as your Representative and the on-site Sales Representative is aware that you will have an advocate who will be negotiating the deal for you.

It's a known fact that Buyers who have representation at new home communities are better protected, are more likely to get a better price and are less likely to have "issues" with the house being completed on time than those that don't have that same representation.

In a market like the one we are in today, it's especially important to have REALTOR representation by an agent who not only knows your market, but who knows how to best position you to secure the home of your dreams at a price that is favorable.

LaShawn, this is a good post... people mistakenly think that they dont need an agent when buying fromm a builder.  If anything, they may need one MORE!

One thing I hear builder's reps say to the buyer is that they do not need a home inspection since the city/county inspects along the way. Hockey puck!  It is a rare new construction house that my home inspector hasn't found something not to code specs.  This is one reason why buyers should have a Buyer's Agent even on new construction plus it's still a FREE service for most agents.
